How Much Rent To Charge, On The Edge Of Chiang Mai, For Big House?

My neighbor needs to rent out a 10-year old house he just bought. We're about 10 km east of the superhighway, near Bosang and Sankampaeng. Modern home, western style, in big walled and gated lot. Three toilets; two with hot water and air cons in the bedroom. Small, tiled indoor kitcen with big covered area for Thai cooking. Maybe 220 sq. meters inside. Owner will partially furnish at tenant's request.

I think 25K baht/month is high and 12K is too low,

There seems to be a huge amount of properties up for rent/sale in CM since the financial crisis struck so it might not be that easy to rent - I'd put it on the market for around 20k but open to negotiation.

Bang on to what we rent closer to CM, minus the wall (we have a fence), and pay 8k.

6 months ago 20k was asked, and three months ago 16k was asked so we made an offer; but house was empty for a year, or more, and showed it.

12K for sounds like the right price if they want it rented within in a month.

3 bedrooms is not a big house.

If it was indeed big (4-5 bedrooms, plus office, etc.) then your price range makes sense.

For 3 bedrooms in the boonies, I frankly think 12K is on the high side, but if you can get it then all the more power to you.

Hard to tell. Big lot, lots of trees, could be really beautiful or just plain. Good neighboring homes or pig farms? 220 square meters could give 40 square meters each for bed and bath which is roomy and leaves 100 square meters for living room and kitchen/dining which is more than ample. Interesting layout or a box? Partially furnished with nice stuff, ordinary, or trashy? What is modern western style?

12k seems okay but if far out then may be hard to rent out for that. I would always put at that and see who comes along. Better to have a tennant than be empty. So if someone offered me 10K I would take it or 12K. But I think 20-25 is way too high. Unless it is very nice indeed.
