House Lease / Change Of Owner

I was two months into a two year contract renting a property when the owner sold the house. The new owner readily signed over / continued the contract,

BUT

If they had refused and asked us to leave the property where would I have stood. Does a change of ownership of a house render the Rental Agreement null and void or, as the property wasn't "vacant possession", is the new owner obliged to continue the agreement as ours did.

The new owner is bound by the pre-existing lease. The only thing that would render the lease "null and void" would be the death of the lessee (assuming there was no special clause inserted re: transfer to an heir or another). Stay well :)

Any lease agreement up to the term of 3 years is binding to third parties without registration of such at the land department, any lease term over such shall be registered to be valid to third parties. Means the Lessor could not have terminated the lease, surely he could have asked you to leave but as you do have a valid agreement, you don't need to leave at all.
