I am thinking of moving to Chiang Mai in the new year, and will need to buy or rent a 2-bedroom conldo (nice but not outrageously expensive).

What might I expect to pay?

In what ways is Chiang Mai different from Bangkok? How big is the English-speaking ex-pat population?

All of these things are understandably important, I have been there for a few days on one occasion but that obviously isn't enough to base a moving decision on...

Cost depends a lot on location. I am not very familiar with the rental prices here. I know some guys living in unrenovated studio apartments for as little as 3,000 baht/month. My last rental house was 3 bedroom and I paid 12,000/month which after five years increased to 17,000/month. That's when I moved out.

If you want to buy a condo I suggest you visit the major banks and ask to see the the properties they have. A friend recently bought a studio condo for a bit under $8,000 US but he looked long and hard to find that deal.

The ex-pat community is fairly large and fairly old. There are some young guys teaching English and some guys making their living selling stuff on the net. You'll find professionals as well, but they are harder to find and meet. They work and are usually involved with someone, so they don't have a lot of time.

CM is much more laid back than Bangkok, and it gets even quieter the further you go out of town.

There are lots of farang and thai out there want to sell their condos to you.

The Price is depend on the location and facilities.

The new one might cost you the earth while the renovated one is more reasonable.

1.Nimmahemin

Lots of expat live in Nimmahemin area by the CMU and all the big hospital, which is very chaos in the morning.

However you can find everything in your diarly life just out side your doorstep in that area.

The cost of condo(2BR) there is about 3-4 MB(renovate) and 4.5-8 MB for new one.

2.Night Bazar Chang klan and Ring river area

The area is quiter. The price od condo is cheaper(away from night bazar)

You can find a large condo fo 2BR cost 2-4MB.

There are lots of people here trying to make money out of you.

If you can contact direct to the owner, you are lucky.

If not, better use reliable agent who tell you exactly what they will charge you for their services.

May i suggest you to rent the place for a few months while you are getting used to CM and look around the for the right condos then you can decide.

Chiangmai is nice and relax for retiree. Lots of expat live in the Moo Ban outside of the city.

As anywhere you get what you pay for, no facility or security old and tatty is cheap, nicely renovated with facilities more expensive, choose your life style.

Nimmenhemin seems popular, I personally don't like it for the heavy traffic, and read on TV recently that it is close to gay bars which finally explained it's popularity if that is your thing.

Changklan less traffic, and I guess closer to Night Bazaar and the beer bars from the other minority lifestyle option.
