Located in the heart of South Pattaya, this Mini-Mart is being offered with a nine room Guesthouse. Both enterprises are very new, having only opened in early 2009, and are therefore in tip top condition. The current owner has only been in place for the last two months but has come to realise that he does not have the time to manage the establishments due to other commitments.

Monthly rent of 50,000 baht is payable, but 5,000 baht of this is offset by the rent received for an ATM machine. The two businesses sit in a four storey property, with a mezzanine level, that is about 15 minutes from the beach by foot. Only two employees are needed to keep the operations going, and they receive 10,000 baht per month in salary each. The businesses have been priced to sell, bearing in mind that assets worth 1,500,000 baht and stock worth roughly 1,300,000 baht are included, and also considering the fact that the guesthouse has been running at a 95 percent occupancy rate.

Although it is early to predict end of year results, the expected bottom line is looking good, with 850,000 baht forecast to be left as net profit after all deductions are subtracted from receipts expected to total 2,600,000 baht.
