Yes sadly very risky.

I used to have my house/land in a company Ltd with me as CEO but they wont allow you to do that anymore unless you have a work permit. My house is now sold and we purchased a bigger one and when its paid out and we do the transfer, I will put the land in my wife's name and then lease it from her for 30 years (then I will be 78, properly dead, he-he). I also heard about farang/Thai couples that put the land in their children's name.

It is very sad that the Thais wont allow foreigners to buy land here, but I guess they are scared that whole LOS will be sold, but they can control that easily if they want and make rules :)
