Looking for opinions on the new Punna condo project on Huay Kaew Rd. and how you think it compares to the Karnkanok One Plus condo planned on Canal Rd. Both are very similarly priced. Punna offers larger units.

I am wondering which one will be of a superior design, use better construction materials and finishings, complete on time etc.

Any info would be greatly appreciated!

Haven't seen either but was cautioned by certain property agent that Punna along Huay Kaew may attract many student renters, and thus be noisier. AYOR :)

Good point. Thanks. One bedrooms are all about 2 million so they wouldn't be buying them, but maybe investors buying and then renting to students...

In general it seems tough to buy a condo pre-sale. So the reputation of the company seems pretty important.

Punna on Nimman looks nice. But 5 million+ for a one bed... No thanks...

May I also add that it is shocking how poorly the websites of these major developers are. Emails to ALL THREE companies came back as undeliverable due to inboxes that are over quota. Time to fire the IT Manager...

What's the asking THB psm for both projects? Other newer projects seem to be asking 35-40K Bht psm upwards.

Mixed feeling about location of Punna on Nimman. There's a night spot next door that plays live music real loud til late at night. Also, you're directly under the aircraft flight path, and its loud enough to rattle the room.

Each is in the range of 35 to 40k per square meter. Good point about Punna Nimman. I guess you can never really be sure about the noise unless you buy a huge piece of land and build a house in the center. But if they are using double glazed glass and other high quality materials, you shouldn't even hear it. That is one of my questions for both of them...

Canal road would also be under the flight path, perhaps more so, and since the stage in the festival area between Nimmanhamin and Canal roads faces towards Canal road, it may catch more of the noise. Punna on Nimmanhamin definitely does catch a lot of noise, if you want one of those expensive rooms be sure you get one on the east side of the building.

I have a friend who lives in Punna, and he has told me that a lot of people have left the mountain view side of the condo due to the night club noise.

Yes zoning laws are seriously lacking here... It's a major concern and fuel for the argument of buying a house in a Moo Bahn instead. But I like being able to walk to restaurants, shops etc.

Sounds like they are not using proper soundproofing materials. The high end places in BKK are totally silent even in the center of the city...

There's one for sale at Punna Nimman for 3.7m baht - 90 square meters (1 bed) and it's on the quiet side of the building. Still expensive, but an improvement on 5m baht!
