True, it is NEAR a quiet beach but eventually more development will arrive which means a string of Seven-Elevens; tailor shops; massage/foot massage parlors; night markets; open bars blarring music until midnight...and within 10 years another towering condo will block the view of this complex

They say that they are only 200 meters from the sea and that will not happen .The Condos are not exactly cheap though for where they are ( long way of of town ) .I asked them for the price of the cheapest 36 sqm ,one bedroom unit with sea view ,3rd floor or higher.Its almost B1,500,000.

Its a nice quiet area and nice beach to live though .

The price is not bad, I looked at prices in the Cliff and they are 50-70,000 per sqm for that size whereas these are only 42,000.

^Park Lane only 33,000 B sqm ,and in the middle of Jomtien ,800 meters from the beach ,and having a huge pool .

How does everything else compare, 200 vs 800 m from the beach, Park Lane has huge? pool and?

..and its within 15 minutes of central pattaya by motorcycle .Bang Saray is more like 40 minutes away ,with not much night life near by .

I admit though that now at this stage i like the quieter life and would like to have a Condo there . ( if it was cheaper ) .

I went there and had a quick swim. Won't do it again. Have to point out that the beach is absolutely dirty. IMHO.

But quiet though. The area is very handy. iT is only a 20kms from S.Pattaya and 10 kms from Sattahip. There's an access route to Rayong near by.

Unfortunately,They told me all the units with the sea view were sold out.

not until the next 2 years ..... that i was told.

You mean they will build another condo (with other sea-view units),

in the 200m between this first condo and the sea,

when all apartments are sold... ? :whistling:

Nope.... sorry@!!!

I mean They are building these condos.

now they are under construction and will be completed in another 2 years. Then you can move in.

On Beach road Bang Saray there are two other sites, one with a half finished building, no work done for a year or two, one with some poles in the ground and a closed sales office, no work done for 3 years. I'd be very hesitant to buy and pay upfront without seeing the finished product, especially in this market and world economic conditions...

There is a huge developemnt nearer to the main Rd, opposite the Council offices, but that's a lot further then 200 m away, and a bit big for my comfort. Work progressing, but I'll believe it when I see it finished.

At least with this one you can pay 50% up to completion and the other 50% over 5 years i believe .Buying off plan is always a risk though .

Bang Saray is miles from anywhere and isnt easily accessible at all without private transport.

The Cliff is walking distance from the centre of Thailand's second largest city (or third largest, depending on who you listen to), with fast, regular, cheap, direct connections to the airport and capital.

I think that explains the price difference and personally I am astounded that Bang Saray prices are so high.

I think that explains the price difference and personally I am astounded that Bang Saray prices are so high.

I can see how the land would be cheaper but this is only a small part of the cost of a project, but the materials to build would still be the same price if it was in downtown Pattaya or Bang Saray.

There are some people who don't want to live downtown too, just have a look how many developments there are over on the darkside, yes they are houses, but the condo by the beach somewhere quiet appeals to a lot, I guess thats why they have sold 56% so far.

Some people never get out of Pattaya (soi 6 maybe) so they think it's a big place.

Hi,

This question of biggest city come back regularly here.

So you should know that what you quoted is just the number of registered people in these city circumscriptions,

and that Thai people nearly never update this information when they move.

Pattaya attracts many Thai people because there is lot of work here due to its touristic attract and huge construction rate.

Estimations are between 400 and 500,000 people living in Pattaya

and maybe not 2nd Thailand city but among the 4 first for sure.

Indeed. There is also the question of counting tourists, of which there is a permanent (but permanently changing) large number and so they must be included. And then do you count just Pattaya or greater Pattaya with all the ancilliary population?

Clearly, the number of people in any one 24-hour period in greater Pattaya easily puts it near the very top of the list.

Real numbers will surely never be known.
