Hello one and all, hope some one can give me an idea how much it costs to have a usufruct put on a property? I live in Nakhon Sawan and it may it may vary from area to area. Does it have to be done at the land office when the house is purchased (for the Thai lady) or can it be done later? Is it done at the Land Office in either case?

Add a third party to secure against voiding in divorce - there is a small stamping/filing fee only (its actually a free service in itself) - can be done at purchase or later (though later would mean she owns it alone first!) at land reg office. Can use a lawyer, but don't really need one so why waste money.
