Hi there everybody,

I have posted this in the farming forum as well but maybe it is better to post it here

Myself and the wife are looking for roughly 10 rai of land to set up a small farm outside of Nong Khai and was wondering what is the going prices for land.

My brother in law recently found out for us about a piece of land 3 rai 4 KM from town and the asking price was K330 per rai way to steep I should think (I hope this is not the going rate)

We do prefer the following for the land if possible (this might help with the estimate of the land)

1 not to close to town 10 or 15 km out will be fine (even further will not be a problem)

2 With a water supply prefrable

3 With a low voltage electricity supply prefrebale

4 Low-lying land

5 with a chanote

6 With a dam on prefreable

Will highly appreciate any feedback.

You ask a lot ! I think 15 to 20 km from town but not at the riverside the price will be about 300 k baht per rai. Could be less. Than you are lucky. As soon as people see a farang price will go up. Keep low profile and stay in the car, let your Thai partner do the negotiation.

A dam ? What do you mean with a dam ? Why ?

Low lying soil is OK for farming ? What kind of farming ? Rice, yes. Cows, no. Building your house no. So look carefully at the soil and come here in the rainy season, your land may be flooded....

220 V the max you get when you are lucky, citywater is available here, chanote means that YOU look good at the papers (hire a good lawyer, not every piece of land has a chanote, do not get fooled by the red bird, a lawyer you find in Udon....) and do not hurry. Say "no" and come back later.
