Rough estimate for L&H Park Mae Jo (your picture) would be starting at 2M for a used 3 bedroom house. At that price, most likely would be a home that has not been lived in for a long time and will need quite a bit of cosmetic clean up.

There are a couple of quite nice 500+ sqm fully furnished 2 storey houses with pool for 25M. But they have more than 3 bedrooms.

Flooding varied by subdivision, street only to yard to first floor.

Additional point: Any cosmetic cleanup is actually really affordable. You probably save at least half a million baht by buying something that looks less than pristine, but a repaint, adding or highlighting some design features and perhaps redoing the floors with some modern big tiles will add more value than the expense.

On flooding, I would not buy a development house out of town in an area that can flood. In town though there is some really prime real estate that is also at risk of flooding due to being located close to the river. Assuming floods will gradually be managed better over time, this could be a manageable risk.

I live in L & H there. Good experience so far but those THs were built first and thus quite old. Pricing should be much less than the many small 60 - 80 sq wah homes available in this complex. Yet, i would favor a small home over these THs unless of course you absolutely not want to deal with a small yard..

As to flooding, it was quite servere on the main road/along the canal there, near the main front gate and in the moobaan with the big lake. Some of the divisions were much worse than others...varied greatly from house to house and street to street...

Not really impressed with those THs but should be able to pick up a small house w/in L&H for 1.5 more than what those THs are selling for(my guess)..drive around in each of those moo baans...prices vary greatly...

Not impressed by L&H, I went to their current development about two years back with my adult Thai son (his wife and kids sat in the car).

Staff were simply rude, they weren't busy but told us abruptly to wait, other people were being served drinks, nothing offered to us. Made us wait quite a while then one of their staff, an arrogant middle aged Thai man, said to my son from across the room, in Thai: 'I don't think we can help you' and then he focused on shuffling his papers.

We walked out, soon after we purchased a nice house in another development and now pleased with our purchase.

I too live in the L&H north on Maejo Road.

1) Yes, there are townhouses (first time ever that Winnie has been wrong - except about Hooters). One segment of ten.

2) I had a good acquaintance who leased a townhouse here and he reported inside-the-house flooding = a lot of cleaning up.

3) Staff, for 2 1/2 years, has been both polite and efficient in all my contacts with them.

4) I lease. But I've met part of the sales staff and find them most helpful - almost ready to pounce, smile you to death. Yet this is Thailand.

5) In my house division, flooding stopped at the yard and streets were shallow enough to drive.

6) But not far inside the main gate (near the townhouses) flooding was so deep that people parked out near the highway.

7) Townhouses may be rough and susceptible to flooding in the worst of years, but security and services are first rate.

Mea Culpa. :) Got confused by their website; they're not building or selling any new ones currently, but yes there are the onces built and sold earlier, which are up for sale by the current owners.

As an aside, how much are those townhouses going for? Can't be much over a million I guess?
