Can I buy my daughter land in Thailand? Even my wife doesnt know the answer to this. someone here surely does and has or has tried, how does it all work?

Only if your daugther has Thai nationality. If she has, yes you can donate land to your daughter. But the land will really be her property and under protection of the Thai court. The parents cannot sell the land or rent it out from an underaged child without prior approval of the court.

You can only get a usefruct on it as part of the gift, you cannot establish one after you have given land to your daughter. (unless you can convince the court, what is not very likely).

So in a nut shell, a usefuct must be taken out and be part of the gift, so this means you would have to tell the relevant govt. dept. you plan to give land to your child as a gift and you wish to arrange a usefruct before you buy?

Per above post, better look in that section of the forum.

I only know you cannot make a usefruct after you give the land, it must be part of the gift itself. But how to do that I don't know.

You can buy it on her behalf as a gift. In essence you give the money and the land will be registered on the child's name.
