I discovered today that my company has reached the 1.8mln baht threshold required to become a VAT payer.

I have no idea how to deal with this and need your help.

We provide agency services in house and car rentals.

Our customers send us the full amount for the holiday rentals, we withhold our commission and send the rest of the money to the owner or another intermediary who are not VAT payers (and there's no VAT indicated in their invoices).

Should we pay VAT? If so on what amount should we pay - on the full amount or just on our commission?

I found that renting of immovable properties is not VAT-taxable but we are not the owners, we are agents.

Sometimes our customers send money directly to the owner or another intermadiary who send the commission to us later (after paying the withholding tax).

Should we pay VAT on the commission?

You must pay VAT on your services as a brokerage. Give us a call and we can help register you in the system, additionally, we can assist you in the monthly VAT filing as well if necessary.
