Looking For Good Condo Which Management Will Rent Out For Me

I'm mostly out the country and would like to invest in buying a high end condo (budget about 5M) which the management would rent out and take care of on a permanent basis. I realise they would probably take a hefty commission on the rental.

Can anybody recommend?

Most condos have a restriction in their "articles of association" that the management or staff cannot rent/sell/manage condos. However, some do.

Be careful as you walk, in such case, next to them illegally. If something happens.......... if you go with them they will keep the deposit which for a 5M condo can be substantial. Try to get the deposit with you and work with a private company.

be careful about immigration,not 100% sure but read somewere on tv that if not done properly it classed as a job???

Rental comm is usually a month's rental for a 1 year contract.

Can't fully trust especially the thais to handle the money. They may even rent out without your knowledge.

Anyway you don't need the condo management to help renting out a unit. Any real estate agent office will do. Pick a reputable one and you'll be just fine. They don't take a hefty fee either, just one month's rent, of whatever you set the rent to be.

Do note that it's sometimes harder to rent out a fancy condominium compared to several smaller ones. There is a sweet spot rent-wise beyond which you're in the territory of people on full expat packages and consulate diplomats. A 5 million baht condo would need to rent out at something like 30K per month, which is hard.
