I would try another bank. I know several farangs with non-working Thai wives who have managed to guarantee a mortgage in their wives' names to buy a house. Of course the loan market is tightening up now, so they may be less willing to approve the more marginal type of mortgage.

I don't think a bank would offer a mortgage in the name of your minor child because they would not be able to sue a child. The only way to use a child's name, I think, would be to buy a ready built house for cash. Even buying land in the name of a child and building on it is not possible because a child cannot apply for planning permission.

It may be prudent to buy a condo which you can then rent out to service the payments and in the meantime rent a house while you put something away towards your own house. After five years you could sell your fully paid off condo and put the nest egg in and buy a house of your own cash.

Yeah! It is all about discrimination, banks do not love houses anymore, now they love condos!
