Ideas of what can be achieved with 769-800sqm

Ah sorry total land size . I'm debating buying the land to one side of me or to build in the plot I have but need some ideas of room available with the size I've got

Assuming that the OP's 'villa' will be a single-floor structure.... there's villa's and then there's villa's in LOS, I reckon if you have the money, go ahead and get the adjacent plot anyway.

Also keep in mind that rambling structures with more than 3 or 4 bedrooms are usually mostly empty, need more power, water.... and cleaning! Some people build palatial structures on the premise of having their friends over frequently for bbq and pool-side parties (you are planning on a pool aren't you?) but in reality, there's just you, the (odd) wife and a dog or two.

My Land is only 16m x 25= 400 sq/m , we purchased the land because it is next to my wife's sisters home and in a very good location, I wish it was larger but that's what was available, and the fact that it was next to her sisters house is very important to as. we love her sister, but it also provides as with the security of her sister keeping an eye on the house when we are not there.

we have enclosed both her sisters and our property with a two meter wall , but we did not put a separating wall between our property and her sisters so at least even though it is only 400 sq /m it seems larger.

Because of the size of the plot I was faced with a few challenges when designing a home, Challenges that would not be present in your situation since your land is twice the size of mine, of course a lot depends on how these 800 sq m are configured. For instance how wide is it? how deep is it?

In my case we value time spend outside, so I needed a design that would maximize out side spaces wile maintaining a reasonable living space inside.

This the design I settled in, It provides more than adequate living space upstairs, with a master bedroom, walk in closet, large bath with access from both the master bedroom and living room area, a large second bedroom, , proper western kitchen leading to the balcony, and large open dining-room /living-room area, I could had easily put three bedrooms upstairs but did not want many small rooms that I will never go in , I rather have large comfortable spaces.

. Downstairs there is a 4m x 4m bedroom, and under the house outside kitchen and a bathroom and laundry room. The outside of the house

is designed to fit the rural neighborhood and not stick our like a sore thumb. (we are located 15 min outside Khon Kaen.) at the edge of the village in an area that is country enough but close to the city.

As soon as I can get adequate time off from work we will start building it.

In your situation 800 sq meters would be the size of both lots and should not have any difficulty fitting it with any number of different designs,

Before you do, it is important to take several things in to consideration,

Design a house that would fit your lifestyle, not one to impress your friends.

Make sure your home fits the environment of your neighborhood,, you don't want to stick out and be a target., unless you are there all the time to protect your property .

and of course design a house that would not only fit your budget but would not make you house poor.

I drew up two plans, one big and one smaller with the options to extend later. Of course my wife picked the larger one about 320sqm. Although the design is very functional, after we lived there less than a year my wife told me that she wished that she had chosen the smaller house, "it's too big, we don't need this much space and it's too hard to keep clean. We have two kitchen areas, one inside and one outside. The one outside has never been used except to clean dog dishes. When friends are over she cooks in the gazebo in the front yard.

I built a small house for my FIL next door, one big room and a bathroom, about 40sqm, he cooks on the back porch. My wife has often said that she wishes our house was like "paw's"!

Sorry land is 20sqm by 38ish Sqm Yes Pool, Ideally 4 bedrooms 1 large one on the second floor to capture the sea views

Well, I have to say that's better but you're still not helping yourself very much LOL.

Suggest you go look at some architect websites. Here's a start: http://homestreet.co.th/home_faham.php stretch that one out so it can have a bigger pool and use up more of the land, shouldn't end up more than 17M with a few tweaks to suit the space.

An update we may have extended by an additional 280sqm today - still going through negotiations... This means the land will be 20 meters tall and say 53 meters long . I am looking for ideAs as well as practability - this is a long term project so there is no urgency. Ideally I would have enough room for a tennis court as well? But I am still not convince the land is tall/wide enough 20 meters isn't that big in my mind . So looking for examples of other peoples achievements with this sort of area. I'll be truefull i am 26 years of age and building in trang also but that is on a five rai plot and completely and utterly different concept .

This is more courtyard style aim

5/6/7/60sqm of 8 already completed. now trying to purchase remainder of 8 (moving current recent purchaser over to 9) and purchasing 5 meters of 9 that is left meaning that we have 1000SQM give or take

It is free and is very easy to use, in the beginning it is frustrating , for instance, in the beginning you will try to draw, measure and place everything manualy

, there are a lot of short cuts

for instance if you are drawing columns you don't need to draw all of themsince they are all the same, simple draw one and copy and paste, etc

There are many tutorials on YouTube, if you are interested I can send you links to some tutorials I made for a friend, and or PM me with questions.I tried to start a thread on the subject but there were so many idiots posting Stupid and negative replies that I gave up

One of the advantages of the system is that you can virtually build the home to scale, place people and furniture to scale in the room , and make adjustment at the planing stage where it is easy and inexpensive to do.

Is this the total land you expect to have? In one of your posts you mentioned "buying the plot next to yourself", so for some reason I had imagined this might have only been half of your total parcel.

In the plans you've provided, which side(s) have road access/frontage?

if 20M wide, that makes designing a house challenging, as you need to leave land either side of it as well - in that case it would need to end up narrow but long. If 20M is the depth, and 53M is the frontage, the house is less of a challenge, but layout on the land needs careful consideration.

A tennis court is doable (11M x 24M), but a badminton court is much smaller and the more popular sport here though (6.1M x 13.4M), plus doesn't need high and unsightly fencing like tennis. Swimming pools use lots of land though - you'd be looking at small lap pool or even swim-spa if you also need to fit a house and carparking on the land. A good sized double carpark wants 7M width, and at least 6M depth, but if freestanding you'll need to add a few meters all the way around it as well, so also chews up land.

You haven't mentioned a budget yet... if you have money to burn, your best bet is going to be sitting down with a good architect - you'll get more good ideas from them than you will here on the DIY forums where it's mostly about modest houses.

Thanks for your advice Bad Kitty, no it isnt so much of money to burn but getting an idea of where i need to extend.....

The plot in red my friend is looking at buying, the sea view is from my road, however there is a field in front which i realise i will need to purchase eventually to retain the view (encase someone buys and builds a condo complex and makes me very unhappy).

i am extending out to take the majority of the road up, (or rather what i dont have already).

I can build a court yard villa style, but require the second floor to have a full sea view for the grand bedroom, also a sala, so a infinity pool ect (main pool on the ground floor).

if i leave a meter either side of any building work - is this enough?

Personally, if the sea view was important to me, the piece in front is the first one I'd buy.

1 Meter outside of build...might want to check with local regulations.

Why are you asking us what you could build? Don't you have a vision? a dream? a plan? something?? All you've come up with so far, is a sea view for the grand bedroom, a pool, and a sala.
