BANGKOK, Feb 28 - The Real Estate Information Center said that the condominium market on the Thai capital's Thonburi side has high potential for development and is expected to boom.

Samma Keetasin, centre director, said the route along BTS skytrain stations from Krung Thonburi Station to Bang Wa Station have high potential to develop as residential areas, particularly for condominiums.

He said even though Bang Wa Station is in a suburban area, passengers spend only 20-25 minutes from there to Siam Station in the city centre. In future Bang Wa will be a main connecting point for other mass transit train lines, thus it attracts developers and buyers.

According to a the centre's survey, there are 31 condominium projects within a 500 metre radius along Krung Thonburi to Bang Wa Stations sold from 2009 to February this year in total of 14,900 units. Krung Thonburi Station has seen the most projects at eight

Land prices on Krung Thonburi Road reach Bt250,000-400,000/sq wa. Prices in the Ratchapruek area, where Bangkokians opt for buying bigger houses, are at Bt 100,000-250,000/sq wa, while land prices on Petchakasem Rd stand at Bt160,000-200,000. (MCOT online news)

Of course the real estate industry is going to say everything is rosy..some of the most deceitful crooks anywhere in the world. I really hope there's a property crash soon as the prices are so unrealistic. It needs a rational reset and there should be tax penalties for speculators....and last I heard, this is on the cards....if there's a new government any time soon.

The Thonburi side of the Chao Phrayo River (a.k.a. western Bangkok) is indeed growing very fast....construction going on everywhere...like the new Central Mall they are building over here just outside the Bangkok City limits in Salaya, Nakhon Pathom province which borders Bangkok...this mall open mid year. I live in western Bangkok and see all the construction on a daily basis. Extension of the BTS into this part of Bangkok is really helping to create a construction boom...plus, central Bangkok has got very expensive/crowded so people and companies are opting for other parts of Bangkok.

I live in western Bangkok and see all the construction on a daily basis. Extension of the BTS into this part of Bangkok is really helping to create a construction boom...plus, central Bangkok has got very expensive/crowded so people and companies are opting for other parts of Bangkok.

BTS extension is the main reason. If you pay close attention they've already started building a lot around the new BTS lines. However, what they're doing right now not only in Bangkok but in Thailand is a carbon copy what property developers did in the USA/UK. It's a bloody scam. They artificially inflated the prices and the banks are handing out toxic loans without actually doing proper checks. Come on, how many Thais can afford to pay 3,000 USD per square metre? That's the average price of newly built condos. It's getting ridiculous. I smell rat. All the players who engineered the crash of Thai economy in 1997/1998 are in the position of power once again. Shinawatras , Chalerm and the rest know all about it.

Yes, lots of things to keep me home in Phutthamonthon these days and away from central Bangkok or even Pinklao. Some large Chinese type shopping center going up on Borom, too, along with the Homepro, and The Brio, the latter of which is sort of a poor man's K-Village--but with a Foodland--on Sai 4. Just four years ago, most of Borom on either side was elephant grass fields beyond Salaya. Now, more villages and a web of construction rocketing up, including the major improvement to Sai 5. I think the BTS will end somewhere around Salaya, eventually.

Around 10 years ago I saw a plan to have some sort of train going up to Nakhon Pathom - from the pics it looked more like Airport Link.

40,800 people/companies bounced checks last month in Bangkok... Must be a world record. Personal debt here is now at the highest levels ever recorded. New condos popping up on every soi and property prices are still going up? The guy in front of me last night a Foodland paid with a credit card for his 204bt purchase... Everyone here wants to impress people they don't know buy buying things they don't need with money they don't have! The numbers just don't add up.

Yea, the wife and I have been to that new Foodland quite a few times already...sometimes just to eat in the restaurant. That Salaya area and Mahidol University are growing fast....all types of construction going on at the university.

Yea, the wife and I have been to that new Foodland quite a few times already...sometimes just to eat in the restaurant. That Salaya area and Mahidol University are growing fast....all types of construction going on at the university.

I now have a decent grocery within relatively easy walking distance (besides 7-11). I just walked to that Foodland this morning from Sai 3 and it only took me about 40 minutes. Nice weather and nice walk (even) on Borom.
