You can make a prenuptial agreement and a will.

ANYTHING purchased before the marriage is yours, the 50 / 50 split is ONLY for items bought AFTER the marriage. For me a safe way to have control over property (NOT OWN as that is illegal if you are not Thai), is to hold a mortgage over the land (as if you were the bank), bought in your Thai GF's name BEFORE the marriage. If it all goes South you still have some security. The loan will have to either be repaid, or the land sold and you will have to be reimburssed for the amount owed. The terms of the agreement are entirely up to yourself and GF. The Chanote is "marked" as to have a lien over it, so it cannot be sold until the debt is cleared.

Interest rates, rent payments are all at your dicression, as long as it looks like the real thing.
