I just bought a house with my Thai G/F. not land, just the house. There was no land title since its on the Sea. I paid for it and it's in her name. What kind of paperwork can I get drafted in case of her death? If we get married can I be listed on the title as a 49% owner? Or is it better if I keep my big white face out of the Amphur?

What about claims to the house in case of divorce/death etc.

No, the boat is parked out back. The houses all face the sea and are bulit on stilts. no narsasam. (sp?)

It seems to me a simple will executed by your spouse will do the trick as to house ownership transferring to you upon her death. I went the 30 year lease route, but my house and land were treated together, but ithat involves vat on the rental proceeds and land office fees upon recordation of the lease.
