Building a house in Khon Kaen Province

Recently purchased one rai of land in village of Baan Nu Ka (I think) - on road from Nam Phong to Kraneum for g/f. Land was sugar cane and others have built in same area.

Will need to 'buildup" and wanting to estimate cost. Not sure if we will build up all the one rai or just the house area which will not be overly grand, just sufficient for g/f and her daughter.

Will want to encase the land by a wall and again would welcome estimate of cost.

One further question is how long should we allow the land to settle after buildup. Have been told many different opinions from "immediately to two years'.

Will a budget of one million for house only suffice or do I need to allocate more. I have no idea whatsoever!!!

Land fill in Pattaya is approx THB 900-1,200 per truck. One Rai 1.5 meter would be 150 trucks. Let settle at least one rainy season, longer if possible. 2 meter high block wall screened both sides ready for paint on one Rai will cost approx THB 180,000. This is buying material direct and employing workers at 300-350 a day. Dont forget utilities, water and electric can cost if its not already there...

For landfill, get your GF to ask around - quite often there's someone who wants to dig a dam or similar, but has nowhere to put the dirt.. If you can find an oppty like that, they pay for the JCB, you pay for the dump truck.. depending on the distance, it may end up costing you only 200-300 Baht per truck full.

Walls, careful what you're asking for. Walls vary in quality hugely, most especially if any of them is a real retaining wall. Look around, you'll see 3/4 of them basically falling over after the first rainy season.The standard cost in my neck o' the woods for a non retaining version is around 1200฿ per section (concrete only, the top is extra) . On my back wall which backs onto a rice farm and is a true retaining wall, that cost a ton more (forget how much) but its all due to the support pillars they use
