Thai Border Crossing to Myanmar

Hi. I have been reading thru a lot of comments in the forum about crossing to Myanmar from the Thai side, but most of it are outdated. I would like to ask for help on recent information about this matter. Has anyone made a recent travel using this route?

1. I've read that overland trips from Tachileik to Yangon requires a permit.

2. What is the "flying situation" from Tachileik to Yangon? Are domestic fares expensive? I've read flights are always cancelled.

3. How about exits? Can we exit in another borders or only Tachileik is open?

4. Are guides really necessary? I've read in some forums that they seem to bargain guide services for permits.
