Hi all. I want to move to LOS . Can I get a mortgage in Thailand? I am thinking a condo. At a not decided location yet.

I will open a few businesses with my thai gf.

You want to start few businesses or setup retirement?

On what income do you want to get the mortgage?

What visa will you be using?

Will you need a work permit or will you be only a shareholder?

I believe you'll need a Thai guarantor with a decent income to get the mortgage.

What you can do though is set up the businesses first in her name and have the income paid directly to your gf's bank account. Once she has had about 6 months of decent income she'll be able to guarantee the loan.

Some condos can be sold to farangs, some can't. Usually the farang ones are more expensive so if you buy a Thai name condo in her name you'll save like 10-15%. Houses can be purchased like this too and are in my opinion a better investment (the condo market seems quite saturated at the moment).

That should be enough to set up your retirement to about the same standard as most other farangs.

OP: You will NOT be able to get a mortage from a Thai bank for a Thai condo, since you are not living in Thailand. Your GF - assuming she has work and income - might get a mortage in her name with you as guarantor, BUT this would mean that the condo is in her name and if your relationship fails, the condo will STILL be in her name and you have lost all

Same with businesses... you will be the background investor for the businesses that your Thai GF runs for you (does she have ANY qualifications for that?) and if your relationship goes down, you again will have lost all.

For a condo: As a foreigner, you either are able to buy it in cash in your name (and keep your GF away from any of the papers) or don't buy any, specially if you do not yet live in Thailand

Just my advice, but up to you...

OP don't do it. Retire in peace and take up a hobby. Let your gf work out where she might fit in your plans. If it suits all good. If financially beyond your means show her the door as clearly she does not care about YOUR retirement. Contemplating a mortgage in retirement..... Sorry but for me that is barking mad. Good luck. The easiest way to loose control of your money is invest it in a business that belongs to seone else.

Investing in a business for a girlfriend in Thailand while you are in Oz has nothing to do with your retirement other than being a means by which you will be relieaved of your retirement savings.

Keep your money in Oz in your own name.

Take time to enjoy your surroundings , get a feel for whats right for you, explore different areas and not just where "she" feels comfortable, then and only then start considering how the female fits into the plan.

In some parts of Thailand, even in some tourist cities, a 2.000.000 THB home rents for 5.000THB/month.....Makes sense to buy? Thailand looks over build to me with condos, mix use townhouses and houses.....and prices are too high. Prices will go down very soon.....New businesses opens and closes every month.....Tourism will be down for a while.....

My advice for blissful retirement in Thailand--bring your own money to Thailand, don't try to make it here. The odds are seriously stacked against you. The Thai laws are largely to protect Thai citizens only....as it should be. It welcomes foreigners who want to visit, invest (big $$), retire (over 50), or bring specific skills. It does not welcome foreigners who want to squeak by because they have a GF here. It seems you've already made up your mind. Do as you wish, it's your life.

Well I bought a nearly 2.8 mill baht house last year. I got a mortgage and in 8 months the house next door which is just finished was sold for 3,2 mill. Prices in Bangkok will go down but certainly not where I live.

Doubtful a bank will finance a foreigner.

It is possible for you to buy a condo and the seller finance it for you, if the seller is willing.
