I just came from the immigration. The officer told me the following:

1. Old condo does qualify for a part of 10m. value.

2. I must own the condo for 3 years.

3. My farang wife does not get anything.

However from the law (http://www.immigration.go.th/nov2004/doc/temporarystay/policy777-2551_en.pdf) wife get a visa too:

2.20 In the case of being a family member of an alien permitted a temporary stay in the Kingdom under Clauses 2.1, 2.2, 2.3, 2.5, 2.6, 2.7, 2.10, 2.12, 2.13, 2.14, 2.15, 2.16, 2.17, 2.21, 2.22, 2.26, or 2.29 hereof or Section 34(7) (applicable only to parents, spouse, children, adopted children, or spouse’s children):

we can admit that 3 years is related to "rent for 3 years", not owning:

Must have evidence of investing in the purchase or rental of a condominium unit for a period of no less than 3 years issued by a relevant agency or government, at a purchase or rental price of no less than Baht 10 million; or

Officer just told me that I understand anything wrongly and I had to leave.

Since the one about your wife not being able to get anything was completely wrong you have to suspect the others may be wrong alos.

Yes, but... what to do in such cases ? Do they encourage me to go to specific and associated law companies for assistance or that is just a local incompetence ?

If you are just asking general questions at immigration, then it is all hypothetical.

If you have submitted an application which you believe has been incorrectly rejected, you could ask for it to be reviewed by his superior.

It is not a law. It is a police order.

Their is no difference in the length or the content of the order in Thai and the translation to English.

Possibly. What I said is true for some other laws that have english translations on the government site, but those are irrelevant. Maybe here it is the same length. But the Thai language version is clearly the binding one

The confusion must come from the "rent for 3 years" line.

I am exactly in your case. I was afraid something like that could happened to me, that's why I applied for a Thai Elite.

So, if you can: why not opt for the number 4 line option: Put your 10 mil in a fixed account (nothing about 3 years is stipulated at this line; (therefore nothing that could confuse a bad english reader) and wait for this immigration officer or his superior get tired of this, because money placed on a fixed account will bring much less money in the kingdom than a foreign owned condo. And if you're close to make a deal on a condo, I'm pretty sure the thai seller or agent would be glad to plead your cause himself in proper understandable thai language.
