Chatujak Costs

Can anyone help me out on the costs and details of a spot in Jatujak Market? Me and a Thai (of course I'd only be helping out in the background) are thinking of getting a spot there, but before we head down there to get some exact details I washoping someone here might be able to give me a general idea of what to expect.

Anyway, what is the cost of a typical size stall in the center area of the market (maybe in the clothing section)?

How much do these costs change based on location within the market?

I heard that you rent the spot on a monthly basis...is this true, or are longer terms available?

How does power work in these places? Obviously its not free, so how do you pay for it?

Besides rent, are there any other costs that need to be factored in?

Any experience in this area (or even other Bangkok markets) would be greatly appreciated. Thanks.

First of all, the competition at Jatujak is fierce. If your friend does not have a long and successful history of running whatever kind of shop you're starting (and if they did why do they need your help?) Jatujak is a terrible place to learn.

Since there are never too many spaces available, expect to be confronted with a "hard sell" when you go to see it. There will be some other folks there to look at the same spot while you're there -- it is possible that they are working with the renter to pressure you into renting the place "before they do". If you're not 100% comfortable with the situation don't commit to anything.

You will be asked to pay a "deposit" or to "pre-pay" some rent on the backend, maybe 6 months worth so we're talking at least 100K. If your shop fails -- and many, many shops fail -- do not expect to get any of this back. Nor will not be allowed to sublet your space.

Other than that, good luck in your new venture!

Thanks for the replies!

fxm88, I appreciate the advice, but don't worry about the product. It's irrelevant to the post as this is simply information gathering.

One thing I am curious about is that you say that the owner of the spot may try to scam me (which I believe), but I was under the impression that everything has to go through the central office at the market. Basically you would rent from them and there are no individual owners. Of course this is not to say there would be no corruption, as that is a given. So how's it work at Chatujak...central office or individual owners?

So far those rents are actually cheaper than I was expecting...
