Need 2 month stay apartment/hotel low season 07/15 to 09/15

Hi All Bangkok Thaivisaers,

I'm looking for an apartment/hotel during the low season that I'll be there from 07/10 to 09/08 so approximately 2 months (60 days). Preferential budget is up to 15K Baht/monthly willing to go to 20K if I get good value. I completely expect to not get the deposit back so I'm capping it hard at 20K B unless the security deposit is coming back 100% then I'll go up to 25K B.

Prefer areas with good concentration of English services, even if I have to pay farang tax as I speak no Thai. I'm sure I'll be picking up a few survival phrases.

I'll be pounding the pavement with hopefully a local yet to be sourced. Researching here as shown a few names worthwhile checking out as a shortlist: The Contemp, Aravinda, PR Place, KTA Mansion, Liberty Place, Sitara.

Deal breakers: clean read minimal cockroach/rat/etc infestation. Odd roach here and there isn't a concern but if I'm staring down a swarm of roaches that's different. I suspect the quality of neighbours will heavily influence this factor.

Somewhat close to BTS 1st then MRT. If I can't walk there in 10 minutes regardless of the heat, it's a lower priority place. I walk fairly fast.

Preferred areas: Suk BTS line from Asoke to On Nut, priority given to Ekkamai to Phra Khanong based on my research.

Then: Suk line from Ratchathewi to Saphan Kwai.

Then: Silom line from Sathorn in. And any MRT line.

Nice to haves: Moderately accessible to street food.

Moderately safe neighbourhood.

Good WIFI/LAN speed that doesn't drop. (Most of the time I'll just use my phone as a hotspot, I don't trust the apartments connection)

FWIW, I'm partaking in the nightlife (not sexpating) hence the preferred areas above.

To sum up expectations, I would rather take a 10K B place that is clean, Spartan, no frills, reasonably honest, relatively accessible over a 50K B place that looks like my condo in the West. If I wanted Western comforts I would just stay home in the West.
