I would suggest you read up in the various forums until you have enough information to ask specific questions. You can not buy land in Thailand. You can not work without a work permit. You should have a degree for most teaching positions. Until you are age 50 with 800k in bank account you can not retire here.

That said, if you find a job/work permit you can obtain visa entry and be permitted to stay for one year periods. Nothing in the new visa regulations has changed any of that. What they will be checking more closely is the non work permit holder making monthly border runs.
