September 22, 201510 yr Quite often I have couch surfers from all around the world staying for free in my condo for a few days. Of course I do the immigration registration after they arrive to be on the safe side. Anyway since daily rent out is illegal in houses with more then 4 rooms in it I wonder if having guests staying for free is considered as "renting out property". I would say since no money is involved it should be ok? But as this is Thailand who knows?

[There / They're / Their] On Topic: If I were the Op, I'd perhaps be concerned about insurance i.e. covering these Guests should they have an accident in your place etc or decide to rob it ! - many household belongings policies become void if the culprit is a 'guest'...

If you are the house master you should complete a TM30. There are lots of posts about this in the visa forum. You don't need a hotel license. What you are doing is not commercial. You are not charging your friend, so no business transaction has taken place. The key word to consider is "rent".
