Krabi Builders

Featured Replies

Hi all! I am looking for any recommendations for builders in krabi, ao nang area. I have a bit of land and am looking to build a small 2 bed villa with pool. Struggling to find anyone at the mo and hope to move out in next few months. Obviously will have to rent somewhere but am hoping to get some things moving before I get out there. Any help is greatly appreciated, thanks

did you find any builders? Im looking to build pool villa in krabi early 2025 as well

  • 3 weeks later...

Krabi news seems like it all goes into a black hole and is never seen, lol.

We have been pondering buying a spot there for a base to travel down south but agents are very lightly interested in showing - mind you I understand now that tyhe high season has everyone running full tilt...we will speak with them again in march/april to see if it is a better time.

Trying to get info inm Thai or English, about the experience people have living there is very hard compared to other locations...wonder why/

I know of no builders but suppose it is costly as the town itself is almost like its on an island, long road in

Good luck

Good luck with your new build. Exciting times to realise a dream that many here have. I hope all goes well and please update us here as it goes.

A friend of mine did same in Cha-Am and used a Bangkok company to do a fantastic job on a two storey house with pool and garden sala etc. Costly, but excellent quality.

a wise man your friend to have bought his staff from Bangkok. As all the local contractors around the Hua Hin area are for many, just a bunch either of quacks who appear to hire rice farmers from Burma to do the jobs and who cheat on the materials used, overcharge and many have really no idea on construction. Not all but far to many. It's all a different story from Bangkok or even Pattaya where the contractors charge much less, use better materials and seem to have better knowledge.

Good to see a house build topic, i will follow along with interest.

While I did have a house built in the mid 90’s ( not in Thailand ) i do at times regret not doing another when i landed here 10 years ago.

Of course the highs and lows of overseeing a house build can range from euphoria to depression but i wish you all the best and hope that the end result is to your satisfaction.

Hopefully others will join the topic to add some advice as these topics, imho, are infrequent nowadays.

Thanks I have built 2x houses in Australia in my time (2008 and Queensland, 2015 in Perth WA), so understand the frustrations 555.

Never built in Thailand before so we will see how this one goes.

I work away and 'fly in fly out' so I have a local contractor to assist with overseeing day to day and QA checks and discussion with builder on my behalf.

I will the thread active and post progress updates for anyone interested.

Builder aiming to complete the house by July 2026.

Bit of reinforcement going in for the ring beams, was a bit worried about floor level being too low but the ground will be cut back so patio floor level will be 200mm above ground (there is a slight slope in the block).

Builder installed 4G camera so I can check progress while away.

Hopefully get the ring beam concrete done next week.

I don't think it's particularly accurate to assess someone's ability on geographical location. Our 5000 square foot shop and 6 bed adjoining house had the main contractor from Kanchanaburi using Laos labour, the architect/QC we flew down from Chiang Rai, the kitchen and joinery was from Cha Am and the 18 air con units were installed by SCG.

I had input into each stage , double checked the costings and treble checked the specifications.

Professional and meticulous planning, constant monitoring and no cost cutting will deliver the quality.

You are right, but certain towns like Hua Hin where the locals are getting more and more spoilt with all the falangs who just pay the overcharging and never look around before or ask for the right price...more and more people in HH are getting working staff from Bangkok or Pattaya who are more decent and are not aiming to ripoff on the fast track.

How’s it going with the builder so far? Looks like they are making decent progress.

So far so good with the builder, seem honest and professional. I also have a third party QA guy doing regular inspections for me. He has picked up some minor issues.

I am planning to build something similar to you

Please can I have the contact details for your builders - do they speak English and how much are they charging for the project er square meter?

All the best

330m2 and original quote 4.8m thb for just shell of the main house (excluding kitchen and aluminium windows/sliding doors, AC, sinks etc), just for the house itself, we have done a number of upgrades and add ons since then and with the pool and carport and everything all in I'm expecting around 7m thb.

Also prices have increased so unlikely he will quote same per meter rate now.

Thank you so much- I will make contact after I speak to a Thai Lawyer next week

I want to ensure that if the relationship I have with my Thai gf fails I can stay in the house- she is Thai and owns the land I paid for but I will build and own the house

I spoke to Sutin and Friends in Krabi.

They set up a usufruct for me for the land which was purchased in my wifes name, and the house is lodged with the land office in my name:

May I ask, are you concerned at all with this type of set up (your money used to buy the land) with the ongoing nominee crackdown? Genuine question, as I am thinking of doing the same.

Maybe government authorities would never even get that far considering the extent of illegal nominee companies but if they did knock on your door, would this stand up to scrutiny?
