What's a reasonable roi on a turnkey property here?

Featured Replies

Does anyone buy a property here based on a turnkey monthly income stream? If so, what type of ROI is considered OK when there is just one long term tenant that has been hassle free for years?

Thanks for the helpful post buddy! I've owned this property for over 10 years and it's been hassle free, same singular tenant. Now I'm looking to sell on to someone else as it's time to look for greener pastures abroad.

Obviously "here" is a bit vague. If you've owned the property for 10 years you ought to be in possession of a great deal more information that would enable you to approximate a reasonable return on investment than anyone responding to your request for blind guesses.

I would say anywhere from 4-6% RoI is ok for residential property. And yes if you have a long term tenant it's obviously a strong selling point. For commercial property it's obviously different.

What's the property?

Commercial, industrial, residential house, residential condo, foreigner ownership permitted, BOI approved, Treaty of Amity, company name or just plain dodgy?

The more astute investor would calculate ROI prior to purchase - not upon prospective sale.

Commercial close to the beach in Phuket. The same business has been renting for years from us and just signed a new lease.
