Does anyone live in, or have experience, of this condominium building on Beach Road near Central Festival?

I'm considering it but am concerned (in view of location) it might be 'Party Central' every night.

Nothing against parties but I have to be up early for work most days!

Any advice is much appreciated, thanks smile.png

No members living there?

I know the place only from walking around and a couple of times walking on the "ground" (service) floor in the evening.

Pool was closed/deserted, no "party mood" to feel.

This condo is mainly occupied by expats or tourists who will probably not do party on the room but walk/drive to the party places.

But remember: the biggest potential noise problem is always your next door neighbor. Who knows beforehand?

The plot is huge. Quite a distance to the noisy bar areas on 2nd rd.

Shielded by Central Festival to the north with the noise centrals of Soi 7/8.

Noise at Central festival going down at latest about 11 PM.

To the south there is construction going on for a new huge hotel complex.

Noise during the day.

Even less "view" in the future.

By theory: not a particular noisy place in the night.

The higher the better, the higher the more expensive.

Top floors, beach road front: most expensive but with a guaranteed view also in the future.

Do you know anything about the hotel plot to the south and what it's likely to be?

I wouldn't be buying anything in VT6 relying on not having the view being blocked off. If you want a view, buy at the front.

VT 7 in Jomtien is much nicer IMHO.

Construction for a new high rise hotel is to begin this Summer I believe. It's why you see so many units with the sea view on the market at a reduced rate. If you select a unit on the 27th floor you may still keep your sea view. The larger 150+ sqm units facing Beach Road will be unaffected other than the noise for the next year or two.

I've stayed at VT6 about 3 months total on my various trips. It's not a party place by any means. If you're on a higher floor (17 and up), you won't hear much noise at all. The building is getting older and some of the units that are being rented out definitely need paint and some updating.

'decent property agent' is an oxymoron. Your best bet is to go to the building personally & look around. There's often a notice board with vacancies. An agent won't negotiate as he's on commission. Go direct to the owner. It's a buyer's market at the moment.

Agree with most of your comments KB, butI can tell you from bitter experience that a high floor has no guarantee to be quieter than a lower one, noise travels upwards. This would not be the case for the first few floors of VT6 as the noise from the bank of A/C compressors, plus their generated heat would be horrendous. most all of the mid position floors looking into the Central car park would be dire, plus the noise of cars driving up the slopes. Of course views to the North are better better above the Central building level. The sea front units and the 2nd road front units would be ok I would think at all levels. One should also bear in mind the empty adjacent plot to the south.

I lived on the 26th floor, Walking Street side, for 2 years. The soundproofing isn't real good but I was lucky not to have neighbors. Worst thing was you could hear anything in the hallways. My rental agent was Condo6.com and I would highly recommend them as they returned my 2 month security deposit, in cash, when I turned in my keys. When anything needed fixing they took care of it immediately. They have an office in the ground floor. The building was 90% vacant when I moved in but the second year filled up with tourists as these short-term rental agencies moved in and that ruined the ambiance of living there.
