I retired in May and can finally spend more than 2 or 3 weeks in LOS. I have a flight booked in December and will spend about 30 days in the Pattaya area.

I am looking/asking for advice/opinions on a good place to stay, not far from Beach road, 2nd road and Buakhao. I'd like a nice place but not too expensive with maid service once or twice a week. Don't need a kitchen; I'm on vacation and won't need to cook.

Any help, advice, etc. is very much appreciated.

Bit vague. Surprise Surprise.

Maid service implies a condo. True ?

Nice place ? Meaning ?

Not too expensive ? How much  you want pay ?

Why 1 month only ?

You're retired. Come for 6 months. You'll love the place.

plenty of budget to somewhat decent hotels, in increasing distance from beach road: Lek Hotel, Areca Lodge, Opey Place.  Some have OK weekly or monthly rate.  Each has regular maid room service.  If you want cheaper places, well, you can scrounge around all the places up off of Soi Bukhao that are not as big but have decent rooms.

Depending on your plans and schedule, I recommend you grab your GF and spend a few nights on Ko Samet, at one of the quieter beaches.  Not that much to do, but good beach water, great barbecues every night by each of the little hotel/bungalow places, take the 1/2 day snorkel trip around the island, and just relax.  I happened to have been there in 2004 when the Tsunami hit.

Lewinskis Pattayaland1 Soi 13. 10 meters from beach road 50 meters from Walking street

basic rooms cleaned everyday good price, great for golfers, also good food friendly staff.

would recommend that you pick up a nice girl from Issan and ask her can you go meet her family

then you will get the real Thailand experience of a lifetime

A month is a long time to commit.  I live here but I would suggest you come for a few days and walk the Soi's and check for yourself then pick a spot..  The reason is construction noise can ruin things if you do not pick the right location.  Right now Soi 12 has a hotel under construction. They are burying the posts for the foundation and it is terribly loud with probably a dozen hotels or more being affected. I am 1/2 mile away and can hear it.  Just a thought to make your 30 days a better stay.

You might look into The Base.  New, close to where you want to be, nice amenities, including gym and 2 pools.

Thanks new and gk. I am familiar with the Lek and Areca Lodge. I'll check out The Base. Thanks again.

The Base is new so expect to pay upwards of 20,000 baht/month + utilities ;)

Airbnb and Booking.com have several places at The Base.  For just a month I think it could be 25,000 +. You are probably right about the utilities.  It also has a kitchen (no restaurant) and dude said he does not want to cook.  If you want maid service they will probably charge you extra. The rooms are a little small but it is a very nice place.

Not just construction noise.. there could be an open air bar or  all night Karaoke / disco next door you wont know about it till 2 AM when they really get going...or  next door neighbour thinks they are the local animal shelter with 30 dogs howling at all hours.

Across the street could be an ice crushing factory..in fact most any factory

Then there are the poor souls who cant afford an exhaust/muffler for their  bike/car/truck

And  just when you think you're safe...the  midnight mortar and pestle..err decides its a good time to make somtam

that sound can travel over 3 floors easily in the dead of night.

Living next door to a temple or school should be avoided  as well as places with a big open plot of land next door

as they attract the very noisy  travelling fairs  some stay for a couple of days others seem to set up permanently.

Of course the answer to pounding base frequencies that rattle  your windows and teeth are a good set of ear plugs  and a large dose of  never mind. ( mai ben rai )

HAHA.  You are very right.  Construction during the day and loud bar at night means no sleep.  Sometimes these places go until 4am.  Page 10 on Soi 10 comes to mind as well as several others.  Very nice hotel but that live music across the street means no sleep until 3 or 4 am.  Also Sandy Spring was probably the best bargain in town but now loud Hooters music until after 2.  Anyway, someone once told me I was in Central Pattaya, one of the biggest party towns in the world what did I expect.  Very true.  If you can let it all go, the better.

PS:  For me it is a loud fan, ear plugs, sound resistant ear phones, and some Ambien.  I am obviously a lite sleeper.

If you are familiar with them, you must have stayed in Pattaya. Perhaps you should have been more specific in what you are looking for, rather than letting us guess what you want.

As said, any recommends might be noisy or otherwise not wanted. Best option is always to stay anywhere one or two night and look around.

I never said that.  It never seems to amaze me how people read things into posts.  Anyway, wWe were supposed to go to Phuket but luckily the night before we changed our plans.
