Recommend good Thai house builder

I don't know a thing about London but as you said we bought all the grade A materials ourselves, labor was a set price. How the pillar posts are constructed, slab foundation or raised foundation, 8 ft. ceilings vs. 18 ft. ceilings. You get the picture.

 

Funny how some folks think because they bought the cheapest, they got the best deal.

SORRY op for going off topic but this poster is a troll and a stalker comes in with one post as he inveriably does. 

Well actually in Thailand, no sensible person would rely on a delivery being on site the next day, as in practice in very rarely happens, if you had actually built a house and not just paid thais to do it, you would know this already.

 

But what would I know, I'm only a specialist in the trade. How bizarre I didn't ask for any pictures lol, nor would I want any.

What are you going on about this thread is about recomending a thai house builder, not you being a so called specialist!. If your suppliers don't deliver the next day then more fool you they either know you and take you for a mug or they are no good. Everything from Steel to concrete to white goods I ordered from any shop was delivered when I specifically told them to deliver it and this included made to order materials as well.

Dear me another so called specialist I despair

I have to agree with you.  Suppliers are usually very good and deliver within 24 hours.  I ordered 3 cube od sand and 5 cube of stone in Mosee Pak Chong  near Toscana the other week and it was on site within 2 hours.

 

The last job I did in Udon Thani a builder from Bang Dung never let me down once.....Ordered materials one day got delivery the same day or the next all bar my roof tiles which took a few days which I expected.

Some tiles are what I'd call factory seconds. Things like tiles not exact same sizes , or just plain ugly with flowers pictures over them. I suppose a grade is what the Thais seem to call the better quality tiles. The tiles below is what went into the outside bathroom floor. That certainly isn't an a grade tile. Ugly aren't they! Doesn't matter it's just an outdoor bathroom. You can kinda see the better tiles on the other pics. 

 

The columns were pre made off site, at the local everything concrete factory,  6 inch square,  bit bigger than normal and plenty to support a corrugated iron roof. I don't have many pics on my phone so so bare with me. You can see 1 column in the pic there. Those security bars by the way were made up,  whole house 44k including bars on the front sliding doors. Absolute bargain imo. I've taken a couple pics of pics from the wife's iPad.

No offence, but what you consider quality house building, is nothing of the sort. You appear to be taking the standards of Thais and

expecting, a real builder to accept that type of poor quality. I appreciate, most people building houses are getting on in years and wouldn't have a clue, in their home country either.

 

The land of smiles, where farangs build housed they will never own, never ceases to amaze me.

 

PS. Any concrete footing of 100mm, will last about as the next rain, before cracks appear, but good luck with the projects.

How can you say what will happen without being on site.? some of these slab builds with precast 6" columns hardly move at all. My neighbours built there's 20 year ago had to do some patching but they haven't fallen down.

 

Others like the one I posted earlier were taking fr a ride by a Thai builder who simply didn't care......You would have to see the job up close to know whatI mean and how obvious what was going to happen did happen.

 

Much depends on the topography and the land it sits on what you can and can not get a way with. My in laws built there's 40 years ago and there's not a crack to be seen.

 

I certainly wouldn't build a house with such low spec it's not worth the risk but fair play to anyone who is happy with hose standards........to each his own.

 

You say you don't understand why a farang would build a house he will never own. Didn't you say you were some kind of expert in building ?

 

You assume we are all idiots is that it? Could it be because some of us are happily married to a Thai with a Thai family. Maybe we have  a usufruct that gives us management rights until the day we die and prevents anyone from selling it until then or a 30 year lease on the house we can pass on to our sons or daughters for their use. Or simply because we wants somewhere nice  to die happy or we love our Thai wife and  put it in her name come what may because we can afford to.

Last time anyone arrived at the pearly gates with a house under there arm they were told you can't bring that thing in here.

You mean the more expensive ones LOL.......Thai building merchants in the likes of Issan stock these 600 x600 tiles and to be honest they aren't even  as good quality as those ugly floral ones which are made in Thailand and survive many winters without cracking. The big ones are notorious for cracking and a Bst to replace because of  thermal and moisture changes . You take out the broken ones and the new tile wont fit and you end up taking up half your floor. I always leave at least 4 boxes a side for the future when using them due to a customers budget. Really good tiles cost about 1200 baht psm laid. medium range about 700 baht psm.

I did a floor in a 100sqm Penthouse that cost more than your entire build

 

It looks like you have done the basics and no more .and the spec is low but so what? You have a roof over your head and if her indoors is happy good on you

 

Even if your slab moves, which is likely with all slab builds, and you get a few cracks but there's no real panic ...just fill them with acrylic cement 6 months after they appear and eventually it should settle.

 

Those grills are amazing.I just ordered a gate in Pak Chong 5mt x1.8m cost me 25,000 baht........I think looking at yours they saw me coming lol

No offense taken. I'm under 40 years old,  built a house on land I'll never own, in a village I'll never live in,  but it's a place to stay on holidays a few weeks a year. That's the number 2 reason why I've built there,  and my wife who lives in another country with me and our kids also worked and paid for the build btw. 

 

We also don't owe 1 satang on the house. Never borrowed any cash. 

 

Number 1 reason for me building there was if something happens to me, I know my wife and kids have a nice roof over their head back in Thailand. To me that's very important.

Seriously there's no point in explaining to half the posters here that things can and do run smoothly on Thai building sites.

We have recently had the good fortune to find a competent/professional/skilled builder. I/we are delighted with their ability AND reliability. They are available to areas of Khonkaen, Chaiyaphum, and possibly more. The builder's (name pronounced Chaun) mobile number is: 0931474257. He speaks a little English but if a translator is necessary send me an email: [email protected] and I'll provide a contact number.

 

I am NOT related to this builder but merely wanted to pass on my recommendation. This team deserves all the work they can handle because of their quality product. A rare find for me in Isaan.
