BUT we hear that :  foreinger CAN legaly buy "1 RAi "land in Thailand ! is it true or not ?

if he can ; is it by farang name or company name will be?

You are partly correct. A foreign national can buy up to 1 rai of land for residential purposes in a specified area with permission of the Minister of the Interior. This can be chanote land and the chanote can be in the foreigner's name. It has been this way since 1999.

 

Before you can do this, however, you need to invest 40 million baht into the Thai economy in approved investments such as government bonds. So that's buy 40 million baht of bonds using money you bring into the country and exchange. After you do this you have to apply for permission, and you might not get it. If you do get it you have to purchase land in a specified area, not just anywhere.

 

Assuming you get the permission and buy the land you can not give it or sell it to a non Thai person. If you die a non Thai person can not inherit it under any circumstances. The land must go back to Thai ownership.
