Landlord obligations.

Our contracts are by any standard good. But as we are the Landlords and property owner we would not be dictated to by our Tennants. we cover all major expense unless it is obviously caused by Tennant in which case they pay. we have even had a Tennant (farang) Who beacuse he didn't like the cooker in kitchen ripped the door of it and then expected us to replace it with a model he wanted!! guess what!!! he was out within 1 week. leaving a hell hole for us to sort out. Try renting in UK and putting your own ammendments into a contract guess where you will be sleeping. Apart from as stated 8n earlier post we have had no problems with our contracts all are happy. But it has to be said again Thais make a lot better Tennants.  not one we rent to thai has come vacant in some 10 years. where as farang before usually every one to two years. ( caveat  we have two excellent long term farang tennants)

My wife is a RE agent for rentals in Samut Prakan (BTS Green Line extension area). And we have rented property ourselves. We use the attached Thai/English contract and everyone likes it, landlords and tenants. It's far better than the standard book shop rental contract that most Thai owners use.  There is provision for listing personal property and who is responsible for what.

That's quite a nice contract. The two points it doesn't cover properly are:

 

There is no clause allowing for deductions from the tenant's deposit for unpaid utilities, and

 

It is overly permissive about granting permission to change the property.

 

The company I work for manages some expensive condos, and the owners would be horrified if a tenant painted over their silk wallpaper/installed aircon, etc, without permission.
