the first time I went to Ho Chi Minh City was in 1993 not long after " doi moi " and it was understandable then that hotel prices were relatively high at that time because there were not that many decent hotels available then.

I'm just about to return again for the first time since 1993 even though since then I have been back to Hanoi several times.

Now there are very many hotels in Ho Chi Minh City but I'm still finding prices are quite high for what you get even compared to Hanoi and definitely when compared to places like Nha Trang  anf Hue  which offer unbelievably good value.

I'm just trying to understand the dynamics of the hotel rates and how so many of them seem to be able to get higher room rates than even in Bangkok?

You are aware that Thailand and Bangkok have some of the cheapest hotel rates in the world?  Almost anyplace is more expensive than Bangkok.

Don't bother going. Once you have walked down the main drag 3 times and seen all there is to see and surrounded by 10,000 back packer's you will regret paying through the nose for your overpriced hotel.

I spent new year (4 nights) with my family in saigon. Prices are higher than hanoi. Prices went up for the holiday period. Loads of hotels in District 1. No need to get anywhere near backpackers, in fact I only saw them at the Palace. I was impressed and enjoyed our trip to saigon. In the next 2 months we'll be visiting hanoi where I had a 1 night business trip recently.

Somewhere decent like the Norfolk is b2500 ABF. 2Bedroom family room at lower budget Zoolut278 is slightly cheaper. The road they are on between Rex and New World (I.e. either side of Ben Thanh market) are where value for money places are, cheaper near New World.
