Bangkok's property market expected to grow by 12%

Bangkok's property market is projected a 12 per cent growth in the supply side with about 108,000 units will be launched for selling this year.

 

The finished property projects being registered are expected to reach 124,000 units totally this year, up 0.50 per cent over last year, according to Real Estate Information Centre research.

Great news for Farang renters like me. Over supply keeps rents down for decades to come.

 

I am reading some Farangs in Hua Hin have had their house up for sale for 4 years and still can't sell.

12% more condos for sale does not mean a 12% growth in sales.

Foreigners cannot own land...so may take another decade or two to find another foreign sucker...

Any number of fools can supply to the UP SIDE ( roughly 108, 000 units ) or 12% growth in the property market.

Now ! actually selling that 12 % surplus of demand - well thats the clever part of the equation.

Just take a look at the property market in Pattaya to see the outcome of all the over supply.

Anything very close at the skytrain plus close to a mall i would think. Add some main roads, riverview for the ones who can afford it.

I just came back from patts on the bus.i couldnt count how many newish shop units i saw unoccupied and empty.Also new low rise condo projects that were also empty, and yet i saw buildings still going up. It doesn't make sense to me.The building i saw that went up the quickest I've ever seen, and is always full to capacity, is the new 7/11they just finished at the top of our village.8 weeks from demolishing the existing garage to the finished working article.Love those 7's,the Tuna sandwiches are to die for...yum.

Oh,my misguided op.You are so wrong.There is lots of stuff going on in KK.There are bars just like Patts,there are girls just like Patts,but not so in your face.You have to know where they are.As for Karaoke bars,i have never stepped foot in one not here or in Patts.And the beer is a lot cheaper here.I pay for a beer, the 640 one what you pay for a 330.I lived in patts for 16 years and had 2 bars,so dont run away with the idea that i'm an idiot.KK is great.It aint Udon And it aint Chang Mai.It has a famous university and museums.We havent gat any of the Chinese Locust's or Russian's or ivory coast boiler room boys like Patts has.I live in a beautiful European Bungalow,not some shit hole of a wooden house with bugs and rats everywhere.The Village locals like me and i have a number of weddings to go to this year.We have Village party's and all the booze and food is all free.Do you get that in Patts? I have a mechanic just down the road who will supply and fit new brakes all round for 1500 baht.How much does that cost in Patts?And yest the 7 is great,the staff are  polite and its handy to have it.We only have the one.Patts has one every 25 yards.We made our money in Patts and sold up at the right time.Life is good here with no worries. Whats your life like in Patts? i bet its wonderful, with the murders and rapes and shootings and the corrupt as F### police.I can have and do anything i like here.

So you can keep your acidic little remark about 7's and karaoke's, its for the birds.

Oh, and by the way,i failed to mention that most of the empty property was just out of Pattaya.As i got closer to KK the buildings seemed to be more occupied. Not many empty on the KK road.

Maybe people think that KK is not just 7's and Karaokes?

You know? i was in Patts for 2 hours, and i remembered why we left.

KK Dave is correct about all the empty property on the outskirts of Patts.

There are an untold number of shophouses, all empty , and hasve been so for ages.

Its all about washing money out so there is still the need to construct new , despite the already massive amount of over supply.

Try nine years here in Patong and despite dropping the prices a little, no movement.

 

And Patong and Kathu also suffer with overbuilding and "shop-house bypass" in Kathu is full of unoccupied properties and yet still more are being built. Madness.

Those rich Chinese and Russians Etc are not buying into the dead property market of Thailand.

They are shrewd business people with an eye for making a profit, hence they are snapping up property in London, Paris , Rome Etc, to name but a few cities outside SE Asia where property prices are booming.

Och well pls do not take my cynical (acidic) comments too serious as i was annoyed about a personal matter in my life sorry mate?.Life here its okay but once a while there are angry Russians throwing handgranates to eachother and Arabs who like to knife their travel mates over some bar girl stuff besides that not much extraordinary ?.i do not much know about beer prices as my favorite drink is mango banana shake without sugar or any sweetened milk.

Too many investors/wealthy individuals have too much liquidity and will always buy up units. Better than keeping their money in the bank. The real deal breaker is the price of freehold land and this has become very expensive in Bangkok. Expect hundreds of thousands of more units in the coming decade. Land prices have become too high to build anything else.

Of course you are forgiven,my friend.I understand,only too well the pressures of Pattaya, the people, and their stupidity, and the bad things that are going on there right now.When i first came there in 99, i wont say it was Shangrila, but it didnt seem to be as bad as it is now.I think the many varying races and their hatred of each other, have a bearing on the present times.The tourists seem to have changed.There is a new kind of tuorist in Patts now.Those that come for a good time, and others that come to try and rule the place and fight, and just love to make trouble.Even the police are aware now that if this behaviour is not curbed, Pattaya will lose out big time.We left,never to come back to live there, sadly, i still have to visit once a year, to see an old friend, who is HIV positive and is very sick, as his pension does not run to paying for his meds.But, he wont go home.

I was in Soi Bukhouw for three days last week, and in a restaurant, where(and i do not just pick on the people) there were some loud mouthed, rude, offensive Americans, all under 25, really giving the waitress a bad time, with their vile comments.One of them must have been 300 pounds, and you could see he was just itching for a fight.Ive used that place for years, but i had to finish my food and go.Its different now mate, and i am glad i am away from it.

Loved the place, years ago, but just wouldnt want to live there now.

Murdrers,rapists,robbers,beach road tranny's and the general atmosphere has made it what it is.

Hasta La Vista, baby.

I thought they said Bangkok was sinking and combined with the humungus rise in sea levels due to everyone breathing, it would soon be underwater and that was partly the reason why other areas especially Pattaya are seeing a never ending building boom.

I spend most my time walking at Jomtien beaches and in all openess i see people their enjoying their holidays however living or running a bar in the soi bukaw is Indeed another ball game.?
