A typical answer from agent after I pointed him a few condos sold already for much lower prices than he adverted them , they never update their listings (a few agents do ,from them I had the updates ..) price differences several hundreds thousands of baht ....they are just gambling with the owners money .....,like going to casino with credit card from another person ... his answer : " thanks for the update. won't take long for the market to pickup again. One would never have expected this from a multi national group . My end story is a bit different to others that are living here as to why i had already paid 100 % but others i have spoken with wanted to move in as the final completion date & transfer was meant to be no later then 4th quarter 2015 . I was in fact emailed February 2016 stating my condo was complete , ready to inspect & move in with transfer but i found out June that year this was far from the truth . Anyway others here were told they had to pay final key money before they could move in . Another answer is only the thai buyers have their title because they needed it to get the loan from the bank One would never have expected this from a multi national group . I love stories like this thread. Makes me happy to go around saying "I told you so", seeing as I'm in the never buy Thai property club.

Most will no doubt kindly refrain from pointing out the obvious fallacy of equating buying property with buying the mere promise of property. Enjoy some happiness, anyway. SidJames
Thanks Dave5's. Looks like I'm going to need a load more money plus with the inevitable gridlock that will happen when all these stunning condos are built & sold, I'll be able to nip down to Pattaya or Bang Saray on my jetski.

Satearn
Very simple, they make it impossible to get visas, I only know one country in the world where it's so damn hard to get a visa they made a website for it....like the one we are on now! If Thailand issued visas and encouraged foreign investment it would work. They did it in the early 2000's paid back the IMF debt in 2 years, booming days, then they started to shut things down, make it near impossible to live here. And to this day, EVERY year the make it harder and harder, they are digging their own grave.

Ordinary folk can't find anywhere to live at an affordable price and are sleeping in cars. If Thailand looks after it's own first, that's OK with me. From the information I got, it seems that the construction company stopped working on this project and the developper is looking for a new construction firm. Getting nervous, since I bought a unit there....hope it will resume soon. My gut feeling is that they will not finish before 2019. hate to break it to you but Tulip Group is going through some very tough times..They were involved in The Waterfront construction(now stopped for 30 months/case in court now for "rehabilitation" a notch below or before a bankruptcy IMO) but they got "booted out" by investors for allegedly "mishandling" the construction. That alone created(IMO) cash-flow problems for Tulip which affected their other projects in a domino-effect in and around Pattaya such as Centara residences in Jomtien bch(in court now for full-blown Bankcruptcy) and possibly the reason why your project is slow/stopped/or will never be finished for the reasons above. bkk6060
I don't know if it is a Russian issue, but I drove around the city for about 4 hours a few days ago. Seems there are several half finished or half empty buildings. I counted at least 12 but I imagine there are many many more. No real estate market is going to have much if any appreciation in that environment.

Yes, unless you're pretty well off, know what you're doing, and won't sweat the loss if it turns sour. But you may be looking for the shrewd, street-smart TVF Poster Three Primal Laws Of Survival In Thailand: 1. Never invest in anything you aren't ready to lose; 2. Never own more than you can carry with you; 3. Keep your suitcase packed at all times. Yeah, I codified those a few years ago. Anybody suggesting "buying" can expect to be attacked not by owners, who are mostly happy enough, but by our vast Fools Buy Real Estate brigade of mere renters, most of whom can't afford to buy anything anyway or manage a long-term visa. Quoting one or more of the Laws gives one ten (+10) points of valuable TVF posting cred from the peanut gallery.
