  1. The bank will open the account same day if you meet their requirements as stipulated by the individual branch. The e-visa website is hosted by MFA in Bangkok but your application will be handled by one of the US consulates. Best to create an account, log in and then you'll see the available options for visa types and who will handle the application. I just made a dummy account and can see there are four to choose from: Chi-town, DC, LA & NYC. I can't go any further than that because on next screen they want passport details. Funny you should mention the UK because in another thread (see below) member SunsetT says that despite London Embassy website stating that insurance is required for non-O, in practice it's not required and you just upload a blank document or something. Maybe it will be the same in the US? Maybe send DC an email to confirm if it's actually required or not (I heard LA suck).   3. I don't know anything about Sisaket but I haven't seen any reports on here is them being difficult about the proof of funds. From overseas is the standard requirement for the initial. The two months prior to application date rule is for the subsequent one year extension. Re Wise, there's a school of thought on this forum that Wise isn't that competitive for larger amounts.
  4. Depending on the location it can be very difficult to open a bank account on visa exempt or tourist visa. They'll want to see a long-stay visa or work permit. Some members of this forum have said that they were able to open an account by "shopping around", ie schlepping around town until they find a willing branch. Others have reported success by getting a "respected Thai" to write them a letter of invitation. Getting a residence certificate from US Embassy is a bit pricey as far as I know (I'm Aussie). so the invitation letter could be cheaper for you (but you'll owe fiancé a favour lol). Or you can use an agent to open the bank account. Prices range from B3,700 to B5,000 depending on location.
  5. Why not apply for non-O in your home country? edit: I see you've covered this in another post. Also which Immigration Office would you be intending to apply for the in-country "conversion" to non-O? A recent report has revealed that Jomtien are being difficult and asking for proof that B800k came from abroad AND has to have been in the bank for two months prior to application date. It should only be proof that funds came from O/S.
  6. I take it you only want to stay 180 days and hence why you don't want to apply for non-O from your home country. With your history you will be fine to enter visa exempt and get 45 days (until March when it reverts to 30 days). You can extend the visa exempt once for an additional 30 days. B1,900 at your nearest Immigration Office. You should not have any trouble doing a border hop to get another visa exempt entry. OR you could apply for a single entry Tourist Visa that will give you 60+30 days. Depending on your location you can use the new e-visa system that saves a trip to the Thai embassy/consulate AND a page in your passport.

  8. You'll be able to do it for a while then you'll start getting grief from Immi. They don't like people staying "too long" in the Kingdom on visa exempt entries. Pre-Covid there were many reports on here of folk being told "get a proper visa next time" or in extreme cases denied entry. Apparently they can't actually refuse entry because of "stay too much" so they were denying based on "having no visible means of support" because they didn't have cash equivalent of 20k baht on their person. There is no set limit so it will depend on the individual Immigration Officer and of course your entry history. How long are you intending to stay? PS. It is still two visa exempt entries per calender year by land.

There's nothing in the list of requirements for a Tourist Visa that states that if your intended stay is less than 30 days (45 until March 2023) then you must use the Tourist Visa Exemption Scheme to enter the Kingdom. No reports on here of that ever happening so it's highly unlikely that you'll be refused a TR by your local embassy. Given your previous hassles with the man this would seem like a very good idea even though it ultimately might not be necessary. Despite the collective experience in here the fact is that none of us can accurately predict what reaction you'll get from the Immigration Officer that you will encounter on your upcoming trip. The only other thing I might add is to consider bringing the cash equivalent of THB 20,000 just in case the IO decides to try and use lack of funds to refuse you entry again. Oh yeah, here's another thing. There is no "proper visa" for digital nomads and there are very limited options for under-50s to stay here long term. You have to take your chances with the game of back-to-back visa exempts and/or tourist visas and of course not make it widely known that you are working from the beach. Good luck!
  11. Yeah, never been asked for it either. From reports on here over the years it seems that you'll only get asked for it if the IO is looking for a reason to deny entry, eg. too many back-to-back visa exempts or because you're a smelly backpacker ????
  12. Do a Google search for "asoke condo for rent" and the usual suspects will show up. Property Scout, DD, hipflat. The problem is the bloody property owners, they don't always update the property agents when they lease the room or take it off the market so many of the advertised properties aren't actually available. When I looked for my condo back in January I had to go through this with a half a dozen agents. You'll say, I'd like to view this property, and if they do bother to get back to you then they they'll hit your with a bunch of questions about how old, visa type, budget, blah blah blah. Then you wait and maybe a day later they say sorry landlord not answering, you want this place five miles away? ???? I met my agent from Property Scout at my condo building. She had no idea about the place, she had to ask reception! As I was viewing the apartment I'm now in, the receptionist was there first with a farang lady who'd just walked in off the street. So if I was to do it all over again I'd do what my buddy suggested I do in the first place. Use the Google results as a rough guide for price range, location, pictures etc. Then just go to that area myself, walk around to get a feel for the vibe of the place and then walk in to the condos you like the look of and talk to the reception staff. You're going for citizenship (good luck) so language shouldn't be a barrier ????
  13. Are you aware that it's not just the 'landlord' that can submit a TM30? You as the tenant can also do this, provided of course that they supply you with the necessary paperwork or the login credentials for the online TM30 reporting system. I can provide references to this if you really need it but I was told this by our resident guru Ubonjoe so it must be true lol. For various reasons some property owners are reluctant to submit a TM30 for their tenants. Some supposedly don't even know, or pretend not to know, about it. Some will point blank refuse to do it as per previous reports here on AN. Unfortunately it'll most likely be you that cops the fine and not the housemaster. Immigration aren't going to go chasing errant landlords when they can simply say pay up farang or you don't get extension. So the reality is that if you are going to be dealing with Immigration and they want a copy of the TM30 notification slip, then it is incumbent on yourself as the tenant to ensure that it happens. Me, I wouldn't hand over a cent to an Airbnb Host without getting it in writing via the Airbnb chat function that they will submit the TM30 on your behalf and within the allotted timeframe. Now I'll add 'ensure they use the actual address' to that list in light of the fast one they tried to pull on you ???? I wouldn't lease a condo either without such an assurance.
  14. Have you done any searching on the topic of "is Airbnb legal in Thailand"? I did, and got mixed results. Very hard to tell fact from fiction. The links that are first-ranked by Google are written by randoms with goodness only knows what sort of legal qualifications or actual knowledge. Eg. take the first article below. It states that AirBnb is illegal in Thailand but then goes on to state that some property types can operate legally if they apply for an exemption to The Hotels Act. It says houses and villas can receive exemptions but that multi-dwelling buildings such as condos don't qualify.   16. Man you got lucky. There's a reason why I stopped using the Ekkamai bus and went from Morchit instead and that was because there were just too many unsmiling, grouchy foreigners that refused to sit in their allocated sets. I was ready to start bashing one Swiss couple who took our seats but then I thought better of it. Plus I can't fight lol. I am 100% convinced that the ticket clerks sit the foreigners together so that the Thais don't have to be subjected to their presence. Bus is still only 130 baht or so, better to buy two seats together so you don't get some lumbering great oaf sitting next to you ????

  19. Are there any real knowledgeable people on this forum that can tell me if Molly and Ecstasy are the same or different? I thought both were supposed to be pure MDMA but in different forms, but a Googleearch says Molly is pure MDMA in crystal form and E is MDMA cut with other drugs. I was never heavily into the scene and don't know if this is true or not.

It belongs to him now*, not shareholders ???????????? *except for the little matter of the $13 bil loan he took out against the value of Twitter to partially fund the purchase.

  22. Indeed, and that's why I reverted to current location instead of Singapore. That, and I the other Singapore-based search results kind of p####d me off ???? I've gotten used to try the Buddhist Era dates now. It's 2565 now, so if I see an older date, eg. 2550 I assume it's obsolete info and ignore it ????
