Gotta be honest. I don't know what happens when a foreigner becomes both sides of a usufruct agreement. Is it legal to have an agreement with yourself? Or will something hinky happen? My suggestion still stands. Discuss the options and ramifications with an attorney. One that's familiar with the idiosyncrasies of the local land office. Plenty of threads over the years where the local authorities interpreted the law differently. Plus a few where they seemed to just make up their own rules.

I suspect that, between fraud, waste and other corruption, they can afford to keep us old geezers alive, if they weed even some of that out. Personally, I'm looking forward to turning Musk and his AI resources loose to figure out where the money's actually being spent, and on what, and to whom. And not just Medicare, Medicaid and SS. Across, the board, including the military. Up to now, the gub'ment IT guys have been eons behind the state of the art. Probably as a deliberate strategy. I'm hoping that ends with DOGE.

I follow a guy on YouTube who does firearm training and served as an expert witness on dozens (hundreds?) of 2nd Amendment self defense cases. He suggests thinking before going all Rambo with a gun, because defending such a case starts at $100K and can easily run into the $millions. So even if Penny is found not guilty, he's broke. Unless he has deep pockets supporting him. And lawyers are great at writing contracts so that they can't be discharged in a bankruptcy. -
Boiling water doesn't remove micro plastics (or most chemicals, it's in the OP). That requires a filter.

Nothing hinky about that photo, especially if it was taken in the beginning stages of the fire fight. When I was in the VFD, we used a hose reel mounted on a faster truck to do what we could while waiting the few minutes it takes (or longer) for the slower pumpers to find and connect to the hydrants, lay out the big hoses, engage the PTO and start pumping the big water. All that takes time, when people may be dying. The guys in the photo may not have even gotten water yet, or they may be moving from one location to another. (Or, as sometimes happened in our dilapidated resort area of New Jersey, the local authorities decided to let the abandoned bungalows burn to the ground instead of risking our lives for a lost cause. We were just there to make sure it didn't spread to other structures.) Edit: I'd add that the big advantage of the red hose is that it's not collapsible, so there's no chance that it'll kink up and stop flowing when you take it around a corner. And it's almost impossible to cut. So it was the gear we used to enter structures, not the quintessential white hose you see in the movies.

My suspicion, having tuned in here for over 10 years, is that YMMV, depending on a lot of variables, including which land office the OP would be dealing with. One more reason to hire an attorney to discuss their options.

If she pre-deceases you, why not "sell" the properties to her grandson within the 12 month limit, with him giving you a usufruct on the property? In any case, I'd get a lawyer that you trust, before the events that may sweep away reason (and get any other Thai relatives sniffing around with greedy intent). Edit: I'm not clear on what happens if she gives you a usufruct on the property then dies. Can you own the property and lease it to yourself, even within the 12 month period? That's why I'd suggest discussing your options with a real lawyer, and not an anonymous AN "expert".

You're forgetting all the Repubs who called out Trump, even before the election. The dozens who claimed to be voting instead for Kamala... They were revered by lefties. The difference is that the Dems are pissed off because Biden has just revealed them to be a bunch of lying liars who lie. It'll be years before voters believe any election year promises made by a Dem.
