My condo bill is between 400 & 500 baht/month too, but I don't use the aircon, only the fan. Who needs to even use the aircon at this time of the year? Just use the fan and open the doors & windows if needed.

Interesting.....is it really only 250kms from Pattaya to the Cambodia border, as per what's written on that visa run company's website? That's only double the distance than Pattaya to BKK airport, which is 123kms, according to Google.

OP still didn't confirm if he is Thai or not. I'm guessing he's Thai, because he said that he's going to be buying the land & as we all know, foreigners can't own land. I don't get why the OP, being Thai, didn't ask his question on a Thai forum rather than asking a bunch of non-Thai people on this forum. Surely a Thai forum with Thais who know Thai law and have experience carrying large sums of cash for property deals would've been better imo.

I think you'd need to do something pretty bad to get an eviction notice in Thailand. I rented a place for 6 years. Never once got an eviction notice. Never once had a rent increase. Never once had an agent pop by for an inspection of the property.
