  1. I'm not sure it still works the same way, but in the past people arriving to Indonesia, Cambodia and Vietnam had to que up for a visa before going through immigration. In Thailand those who need visa on arrival have to que for a visa before immigration as well, and they still come. As for the new tourists tax - we don't know yet how this will work.

  4. I understand that the way for AN to earn money and operate is by advertising on the platform. But lately those ads are going overboard and getting more and more disturbing and annoying. The newest being the video clips that cover 1\4 of the screen, the X to close it only appears about 30 second after the ads start running, and as soon as I close it a new one pops up. While typing this msg I already had 3 of them.
  5. How about a carton of smokes for personal use? Years ago my backpack was searched in Australia and I was charged custom for it, even though I was smoking while waiting to be checked (was still legal back then) and it was obviously for personal use and not commercial qty. Last 2 visits to Oz in 2019 same thing.
  6. In most cases there is only a title deed for the land. If you lease a plot of land and build a house on it under normal circumstances you won't be able to get a separate title deed for the house, meaning you actually own nothing. AFAIK only in gated communities built by developers they sometimes get separate chanot for the land and the house on it. So basically you can't calculate a price for the house and a price for the land. In any case, how could you sell the house without the land? As for doing it through a company as some1 suggested - this falls under a dark grey area as it is basically illegal to register a non performing company for this purpose. I know that many people go this route but there is a risk that the authorities will find out and you might lose it all. Also, if the land is owned by a company you will have to pay yearly taxes as well as more tax when you sell the land. So the only legal way to "own" land is to get it registered to a trusted Thai person and then "lease" it from that person for 30 years in hope that after 30 years the registered owner will lease it to you again for another 30 years. Mind you - a 30+30+30 years is also illegal and a court can void it completely (including the initial 30 years).
  7. I'm not sure you are correct about it. I am pretty sure the landlord can sell whenever and to whomever they want to, but the sale will not effect the lease which means it's not going to be easy to sell a plot of land with a long term lease on it for a reasonable market price.
  8. I was talking about interest given, as that's what the past I relied to was about. Interest given depends on BOT interest rates as backs can only pay lower interest than what they charge for loans, and that's governed by the BOT
  9. Compared to backs in other countries Thai banks hardly charge anything from customers. If you have a savings account all you pay for is annual fee for the ATM. No charges for using it within the province and neighbouring provinces of your branch. If you use the bank's app to withdraw - no charges even in other provinces. Transfer from your account to someone else, even in another bank is also free. As for interest rates - that's up to the BOT, not the banks

  13. You are confusing roaming services with roaming packages. You can have roaming activated without a package (no fees), meaning every call you make or receive, every SMS you SEND and every bit of data you use will be at a very high cost. But receiving SMS while roaming is still free of charge. Moreover, AIS (and probably other carriers) have WiFi call services which means you can put your phone on airplane mode, turn off data, and open only WiFi, and as long as you have WiFi connection you can use the Thai number as if you're in Thailand to make and receive calls and SMSs (costs will be according to your normal package). To the op - as someone mentioned already, you can install your bank's app and activate it before you leave Thailand, and then can use the app regardless of the sim installed in your phone while overseas. But you must activate the app with the Thai number that is registered with the bank.
  14. Can't see any problem there. Property ownership has nothing to do with house registration. Any person can own many properties yet can only be registered in 1 tabian ban. Moreover, according to what I understand from the OP - the mother of the son wants to buy property under her name, and and have the son inherit the property upon her death. So again - nothing to do with where the son is registered at. As for transferring the registration to another house - the correct way is to be removed from 1 book and then registered in the new book. However, many people simply get registered in the new book without removing their names from the old book. As mentioned already - the house master must approve any new registration into their house book, and only the house master can remove someone from their house book.

  17. Many airlines state that extras bought and paid for are non refundable. The only times they do refund the extras (at least special seats) is if they change the aircraft and can no longer give a seat as paid for, and even that is not automatically done but have to be argued for.
