According to this logic, you as a shareholder (owner of the company) can't get a work permit as you can't be an employee, just like your wife... There might be a difference between a limited partnership and a registered limited company. I'm not sure about partnership, but a registered company is a juristic person - completely detached from the shareholders that can change anytime yet the company survives these changes. -

An Ltd company is a juristic person, therefore an independent entity that can outlive its shareholders. There is no reason why the shareholders won't be able to be employed by the company. If the law says 2 Thai nationals must be employed in order to issue a work permit for a non Thai your wife will be counted as an employee just like any other employee. -

I agree with you about the non existence of fixed quota and that every time a unit is sold to a non Thai the current % of Thai\foreign ownership needs to be checked. I commented about it a number of times but people seem to be fixed in their minds about it so I find it easier to use the terms they use As for agent's commission - I bought several properties in the past and I know the sellers paid 3%. I have a property on the market now and 2 actual agent's and few other people that said they'll look for a buyer all asked for 3% -

Ford have "ford assist" services. When I bought my ranger I got a couple of years free ford assist services and been extending it every year since then. They cover pretty much every kind of breakdown including fuel if you run out during your trip. In case your car has to be towed - they'll cover all the way to the nearest Ford service palace (I got my car towed over 100 km) but if you want another garage you'll have to pay for the extra km's if it is further than the nearest Ford place. They use local mechanics\tow trucks pretty much everywhere so the waiting time for assistance is not long usually. -

Don't know about the need to transfer money into Thailand in order to register the condo under your name - doesn't make any sense as the money was transferred by your father already when he bought it. As for the 1 year deadline - that is ONLY for property a non Thai can't own in Thailand, such as land\house or a condo under the Thai quota (at least 51% of a condo building must be owned by Thai nationals). If the unit is under the foreign quota you can register it under your name and keep it. However, if you plan on selling it I don't see the point in transferring to your name first and pay the transfer fees (which might be discounted being transferred from father to son) and pay again when you sell it - this time the full amount of the fee. As for commission - on property deals the agent's fee is legally 3%, not 5% as many wrote above. -
Why not? Been to a night club. There was a table full of tomboys and Dee's. Noticed 1 of the tomboys keeps looking at me. Sent over and started to chat with her. When tried to kiss her she said "not here, can't have my friends see" so we went to the toilets and kissed for a while. Exchanged phone numbers and a while later went out for dinner and a love hotel. The yellow\blue House book is simply a registration of the person's address and had nothing to do with ownership. Thai nationals and permanent residents must be registered in a blue book which is needed for many official things. Non Thai people have the option to be registered in a yellow house book but it is not mandatory. The term jaoban as mentioned by another replier means house master, not owner. The house master may add people to the house registration as does the owner, but it gives them no rights to the property. -

There is no minimum amount mandatory to keep an account alive, but after a period of time without any activity the bank starts to charge something like 20 Baht per month and after having 0 Baht in the account for few months the account will be closed automatically. You could keep it alive by showing activity - any activity (no minimum amount) works, so paying a bill or transferring 20 Baht in or out of the account every few months will keep the account alive

I don't know how long ago this has been established, but more than a couple of years ago. It has nothing to do with economical status or earning, every Thai citizen between the ages of 60-69 get 600 Baht\month. From 70-79 they get 700, 80 and over they get 800\month (I think that's as high as it gets, but not sure). There were talks on changing the system that from now on only poor and very low income citizens will get it, but all those that are already on the system will continue to get it as before. -

Are you trying to convince yourself that you've made the right choice buying an EV or those who don't want an EV that you are right and they are wrong?? Personally, until they have a 4x4 pick-up truck that can go 800-900 Km on 1 "tank" and charging from empty to full takes no longer than 15 minutes AND costs the same to buy as a Diesel truck - I'll stay with what I have :)

As the op described his condition, it seems he suffers a loss of hearing on some frequencies and not all together. Any of-the-shelf headphones simply amplify all frequencies and that will not help to improve the hearing. Modern hearing aids can amplify selected frequencies according to the hearing test, and that's how hearing is improved AFAIK the only "treatment" for tinnitus is masking the "sound" with a kind of background counter sound. I tried it and to me the masking sound is more disturbing than the tinnitus (which I've had for many years after accidental damage to my ears and I kinda got used to it). If you still want it, some hearing aids have this option built in

Twice this week, both from +1 numbers. I asked the 1st one how she got my number and she gave me a bs answer. I called her bs saying my number was never published anywhere and she went silent. Few days later, another +1 number, I just blocked and deleted. Yesterday I got a phone call from a Thai guy. He started talking as if we know each other and asked if I can't recognise his voice. I kept asking who was he calling, what name as it's not me he's looking for. Eventually I just hang up the phone. same happened to my wife about a week ago. About a month ago it happened to a sister of her friend, but that one succeeded. She tried to guess who it was, and thought it was her nephew (who isn't even in Thailand at the moment). He said yes, it's the nephew and asked her to send him some money. She transferred 8k and only then called her sister to tell her about it and to find out that she was scammed.... As for getting phone calls with recorded messaged - been getting those for years now. I just hang up. I don't even bother blocking these numbers as they never use the same number twice. -

Names can be changed, date of birth cannot. Over the years I met few Western people who have no date of birth. Most of them were born during or shortly after WWII. The last one I remember was born in Germany and his passport showed 0.0.1945. He was a ship Captain so traveled the world and never had any problems. Also, you keep ignoring a question asked by few repliers: how did she get a visa to Oz with no DOB? And why would she show her Thai id at Melbourne immigration? -

Cannibis Pills/Liquid for Pain Relief

I don't know how it works now, but up until the outbreak of COVID Delta I used to go to a cannabis clinic in Chiang Mai, in one of the major hospitals there. They had 2 types of oil: THC and THC-CBD. The 1st was about 400 Baht and the 2nd about 1000 Baht. Both were very mild, and even with 10 drops it didn't get me stoned. It did help my condition though (insomnia). During the Delta outbreak I didn't want to go to a crowded hospital so I started growing for self use. Around that time I traveled overseas and got some oil from a friend. I don't know the % of THC or CBD in that oil, but 3 drops knocked me down... The problem I had with it that it only started working after 2-3 hours, and the effect wasn't the same every time. It depended on what and when I had dinner. One time I took the drops around 11pm, went to sleep and woke up around 6am completely stoned, and it was another 2 hours approximately until the effect worn out. So personally I prefer smoking as the effect is fast (10-15 minutes), it is easy to control the dosage (I start with 3-4 pufs, and can smoke some more if needed), and the effect lasts less than 2 hours, yet I sleep 7-8 hours per night -

I'm pretty sure I read somewhere in the last couple of days that they have stopped the service in California due to an accident where a pedestrian was knocked by another car and fell under a driverless taxi and got stuck under the car for a long time.... -
It has nothing to do with you being non Thai or where the money came from. One of the standard questions asked by the land department is if the buyer\seller are married, and if the answer is yes - the spouse must sign a consent to the deal.i bought few properties so far, and always been asked if married or not (2 different land offices). As everything in Thailand, some offices\officers might not ask, but according to the law they should, and the spouse should sign as well.

Sure, keep following the BBC, who took the side of hamas-Isis and refuse to call them a terrorist organisation. They, like al jasira play the role of a mouthpiece to the hamas-Isis. The IDF never stopped anyone from visiting Gaza before October 7th. Right now the border crossing from Israel is closed and will stay close for a long time. But there is another border, and another crossing which is not controlled by Israel. Whoever wants to go in and observe can go through there. Israel has been requesting the red cross to go check on the hostages so they are not the ones not allowing it, it's hamas-Isis that refuse to let them in. No one is making up any of the horror stories the hamas-Isis did. No need to look for evidence any further then their own footage of the events. They showed the world the elderly, the kids, the babies that they have kidnapped. They paraded an Israeli young woman that they have kidnapped after raping her, while she's still bleeding. Nothing off that has anything to do with any action taken by the Israeli government and the IDF in the last 18 years since they have left Gaza. While the IDF is targeting terrorist and try their best to avoid civilian collateral damage, hamas-Isis is targeting civilians.
