TM30 - Can Real Estate agent do it online on behalf of tenant?
"""the Tenant ... House Master .... Possessor...can do it him / her self online...or in person""" Been doing my own TM-30's for past 4 years for my location - better safe than sorry. Did TM-30 on Friday, 3 days ago. ( Back from holiday hotel stay ). Took all of 9 minutes, then I did my 1st TM-47, in person, took 5 minutes, after "retirement extension" renew. I do in person because Immigration is 5 minutes away from my almost daily trip to 7-11 - 15 minutes from my front door. YOU can do a TM-30 and TM-47 online once registered.

Transferring cash gifts into a Thai bank account?
"""a tax free gift of cash up to 10,000,000B in any financial year, as long as the gift was....""" That's a hell-of-a-lot of monies. To ME, this has all the markings of a "scammer" transfer of funds from one account to another, UNLESS ( MAYBE ) between a husband ( or other relative ) to a wife ( or other relative ). I think questions start after 50,000bt to 100,000bt transfers monthly unless a long series ( pattern - such as Immigration requirements ) of monies transfered monthly over the past years to the same account.

British Couple Find Bargain Life in Thailand's Affordable Charm
It all depends on LOCATION, LOCATION, LOCATION and LIFESTYLE """7000 a month for rent and utilities, not a palace, but a nice apartment, ...... """ WE ( married to Thai ) pay under 8000bt a month for rent, utilities, WiFi, cable, mobile and live in a 2BR ( originally unfurnished ) house fenced yard 4 sides, veggie, herb and flower gardens, 2 banana 1 mango tree, gated community. 4 major stores, restaurants, 7-11, Immigration, new strip mall, mom & pop stores, average time to go 15 minutes or less. Furnished the house for under 30000bt - what most landlords want for deposit on a house ( my deposit 4500 ). Rent has NOT increased in 4 years. Takes TIME to find the LOCATION best suited to / for your needs.

British Couple Find Bargain Life in Thailand's Affordable Charm
"""The only way to really realise longevity here is to work and get a WP or be rich and meet the requirements and not screwing it all up""" OR Retire here ( 12 years - age is 80 ) after meeting the Immigration regulations / requirements, having and living on a fixed income to count on, being on the consertive side, finding good housing at reasonable cost, staying with the same THAI woman 8 years, wanting a slower, quieter ( but active ) lifestyle AND living in the proper .....LOCATION..... NOTE IF you are thinking about moving to Thailand and are RESEARCHING options, I suggest 2 30 day "holiday" visits to get the lay of the land, DO NOT MOVE IN THE COLD!

British Couple Find Bargain Life in Thailand's Affordable Charm
"""The guy is 50 years old and competing with housing meant for students and the working class Thais.""" I'm 80 married to Thai and live in a 2BR ( originally UNFURNISHED ) house, YARD, etc, etc and etc, GATED COMMUNITY. 4 major stores and others 10 - 15 minutes away, center city 25 minutes. The "students and working class people" closest to the house are a Doctor, Bank Manager, CEO, Retired Thai Military. I pay 4500bt a month rent plus utilities. Took us 3 years to find this place.

Where to volunteer in Thailand
"""somewhere safe""" and where I can help out but also have some """free time""". Do you know any places that would """offer me a place to stay""" while volunteering? Idea To me, because of the post exact wording, seems like someone wants to EXTEND their stay in Thailand at NO COST ( """free time & offer me a place to stay""" ) under the "theory" of volunteering. If you had started the post with 'I am on a extension of stay' I could possibly believe you. I could be wrong.

Do you still trust the Thai banks with your money?
IF.... you have a VALID "Extension Of Stay" and you do NOT have MANY multiple different value monies transfers to your account monthly from MANY DIFFERENT sources, you should be OK. I have 2 bank accounts ( 1 for retirement the other 1 for "daily" expenses & etc. ) I make 2 transfer deposits monthly - from same source 13 years, basically each deposit the same amount ( +/- 500bt ), with NO problems - SO FAR, into my 2nd account.

Racism towards foreigners on the increase?
I use Thai MILITARY Hospitals - I am not military. I have always been treated very well, ( I registered when I was single and got the hospital ID ) with or without the wife with me. Many doctors are US or UK trained and speak good English.
-
Racism towards foreigners on the increase?
"""the keys and directions to our room are given in Thai""" I have no problems with that, my wife is Thai... Thai to Thai usually is better information given. Many Thai's feel uncomfortable speaking language other than Thai, ( Other than to practice ) My wife, after 10+ years still has problems with English with no formal English classes. As to purchasing at a store, I give her the money because she will READ the receipt, and count the change received before we leave the register.

Opening a K bank account impossible?
Bank accounts have always been a slight challenge ( I'm here 12 years ). Recently I opened a new account at a new bank. I was surprised that the service desk knew that a WORK PERMIT was NOT allowed on a retirement extension - document I was asked to show; I have been to several banks in the past and the 1st thing asked for was a work permit. I had opened a account in BKK and was told by a friend ( 20 years here ) that I had to transfer my account from BKK to KORAT to make my deposits. At the same bank name in KORAT they were willing to CLOSE my account, but NOT transfer because I did not have a work permit. Thankfully a INTERN ( from a main office ) told the bank mgr, who then checked with immigration, that work permits are NOT allowed when the person has a "retirement extension". Also the intern advised me I did not have to transfer my account as I could use / add / withdraw my monies at ANY of their branches in the country at NO service charge. The intern was 100% correct. I have used their bank branches in BKK, Pattaya, Korat and other cities with no service charges Many bank staff do NOT know visa / stay extensions requirements / regulations dealing mostly with Thai's.

How To Become Invisible
RIGHT ON: """Whereas you appear locked into the same pattern. No growth. You are looking for a problem that fits your solution. Some perfect place. Whereas I work with what is available and make it great.....""" It seams to me you have NOT learned as yet, that YOUR LOCATION and having a POSITIVE ATTITUDE goes a long way here. In 12 years here, AFTER MOVING from the "Tourist Areas" in BKK & Pattaya, I found, in the ISAAN region where I live, people are polite and friendly, NOT OVER FRIENDLY, not pushy. I live in a 30 house village, a lake 2 minutes away and Immigration 15 minutes away and am greeted with a smile or head nod when walking or am out and about the village, this includes adults, children - the local soi dog will greet me, the 3 cats living in the village are friendly and daily visitors. A effort is made, when I am shopping alone in a bigger town in the region, to talk to me in English by most adult and business people, sometimes times using the Google voice translator on the mobile. I will admit, being the ONLY farang in a extended 20+ member family, ( I have lost count of ALL the rug rats ) at times is awkward, I am treated WELL as a family member - wife being my translator when I don't understand something. Enjoying a good life here is called ADAPTING and having a POSITIVE ATTITUDE. EDIT: As a young man, I never thought I would be living my last year's in a foreign country. I have a ALMOST same lifestyle HERE, as I had "at home", ( almost - lack of 95% English speakers ) when I was working full time, but here it is a hell of a lot less expense.
