Need to include unfreezing UK State Pensions to ensure UK expats not excluded just as the UK has done post Brexit with 27 EU nations. This is relevant to all free trade agreements! -

Won't avoid tax as if tax resident IE 180days+ the new rules cover all financial transactions both in Thailand and elsewhere. Financial institutions have to declare internationally including Thailand. That said I'm not sure Thailands revenue dept can cope with so many expats. Only K bank has sent forms. Can't see all the others doing same. Like other countries income tax depends on deduction at source or self declaration and with tax credits available for the 57 dual tax agreements little increased revenue will be generated -

Don't bother! Eva Air turfed me out of my on line reserved aisle seat when I boarded in favour of a supposedly sick passenger who hadn't bothered to pre-book theirs. Won't be travelling Eva Air again! -

If you use a bank loan then they will deal with the land office and protect their and your position. Thai lawyers take no responsibility for their advice. Agents add no value to the process. -

My problem is not managing to get facial recognition to work. I blink slowly, smile slowly and turn my head to the left slowly but that never works and I have to call CS to get my account unlocked -
Even with an agent it's come back tomorrow or even next week!

At my last retirement extension at Jomtien I presented my P60 HMRC tax declarations to show the origin of my pensions. This time they kept them wheras before they returned them. Not sure why but they contain a summary of tax deducted in the UK??? -
Difficult to apply for an Ed Visa extension in Thailand. Immigration (Jomtien) require seismic expansion and extraordinary level of proof of tenants residency. Copy of rental contract and Landlords housebook for rental apparently not enough any more. They want housebook for landlords own residency plus reduced to A4 full colour copies of land registery for rental and landlords residency despite City Hall only issuing housebooks upon presentation of land office title deeds. Apparently Immigration don't trust City Halls certification. (Mind you Jomtiens paperwork demands for a simple retirement extension have also undergone a seismic expansion)

Whose going to enforce? Bank or SIM provider? Never managed to activate facial recognition with Krungsri. They didn't know what to do. BB recognition works intermittently. Who is going to trawl through SIM Nos and Account Nos to find a lack of matches. In fact they are looking for a needle in a haystack. Only way they can enforce this is to apply it on initial account application including mobile app set up which is quite enough to stop mule accounts. Just like the retrospective tightening up of tax on incoming transfers this is yet another example of floating an idea to see if it will fly! -

Destined not to work! Enough problems with facial recognition! And I use apps AND go on line when app doesn't work (frequently) which doesn't require a SIM. Visits to my bank are a nightmare with long queues due to so many branches closing! -

I won't be booking Eva again as they gave my pre-booked aisle seat to a supposedly needier person alongside my family and moved me to a cramped window seat on the other side of the plane as a result of which I lost them on disenbarking and fell on the travelator whilst looking for them injuring my elbow -

Last pandemic prooved masks work especially when mass movement of tourists from originating countries is being encouraged. General reduction in upper respiratory tract infections whilst mask wearing abounded in countries able to acquire them. Foolish not to use such a simple preventative. -
