Tell the proxy to approach the seller to say that if he / she ever changes his mind then you will offer full asking price plus pay transfer taxes at the land office. Also the proxy must say its normal for farang to negotiate in his culture. -

Months ago we bought land next to each other from 2 different families. We filled out the paperwork at the LO to re-organise the chanotes. We subsequently had to wait several months for their land surveyor to come out and check the boundaries. Back then at the same time we paid the PWA water authority to install 2 water meters. I specifically arranged for both parties to come on the same day because I knew that the PWA team would have a digger machine. We had to use them 2 times to enable access to find the round concrete boundary. All the neighbours were around as well. The surveyors found that one neighbours fences was on our land. Documents had to be signed to say they agree to move it back etc. It was all very friendly and they right away started to move it etc. The village head turned up as well. The district office rep didnt come and I think the surveyor had to go to his office to sign the official document. The broker who sold us the land as the mediator helped us a lot and called up one neighbour who was not around. He also booked the village head. In 30 days time we receive the new chanotes. If the neighbours refused to sign the agreement then it would take a lot longer as theres a process for disputes. Anyways, I hope this helps anyone else who might want to do the same one day in the future.

THanks for your comments. I will 100% have the 150mm R38 insulation batts in the ceiling. Do you think its necessary to also have the 'thermal reflective sislation sheets' under the tile roof?? Or something else. Please give me more information. Regarding positions of water pipes... did you see in the photo of the blue house that its raised off the ground 50cm or so. If I copy this design then theoretically the pipes can run under the house and not be concreted in the actual floor. Is this a good idea? Re your last sentence. 'you'll thank yourself for doing this down the road and it will raise resale value.'' can you please elaborate? Any specific tips are appreciated thanks

Its a quiet village area. I did think about the reverse but theres too many trees out the back area. I will be reversing into a soi that no one drives on. Its a no through road. And we own the land on the other side as well. The road at the front near the pool area has very minimal passing traffic. Not an issue

My wife and I bought 2 plots of land next to each other with a small soi in the middle. Im planning to build / fund a small guest house on the smaller block and the wife will build a bigger family plot on her larger land. Im limited with options due to the small size of the land which is 60m x 18.3m Photos are attached of the proposed house I saw in a magazine. Its simple modern design. As its only a guest house Im ok with just 2 bedrooms with large living area. 4m high ceilings. Verandahs wrapped all the way around (on the sides only 1.5wide but on the ends 2m wide). Car port at one end. Pool at the other end. The walls will be constructed of lightweight conventional block and the ceiling of metal sheet PU form 3 inches Ive never done it before but theres a plan attached that’s not to scale obviously as I have no idea about all that. If you have any knowledge about this please comment and help me. The only thing I don’t know about is the laundry. The builder Im getting a quote from said he could build a small laundry room at the back of the car port area. Or should I just put a front end load washing machine in one of the bathrooms? Are the sizes of the walk in wardrobe, bedroom and bathrooms enough? The edge of the veranda to the soi road is 1.5m which I realize is not correct as theres a 2m rule. The buider said no worries as theres no passing cars because the road is a no through road. On the other side we will respect the 2m rule. What do you think about this? The neighbouring houses kind of look the same style as this house except they look 60 yrs old and run down. Any positive or negative comments are appreciated thanks
