To file online, you first need to register for the online system either via the website https://extranet.immigration.go.th/fn24online/ or via the section 38 app. The process will ask for specific documents. If filing at immigration office, yes you can file as the possessor, which usually requires a lease document, a copy of owners ID, and a copy of the property blue book

  3. leasehold isn't ownership, its long term rental. Its not the "Legal way" to own a property, pure and simple its renting a property long term. To all intent and purpose, it may provide you with a level of something that resembles ownership, but one day the lease will end. You may not be interested in company ownership, but a situation where a lawyer owns the property and you rent from him sounds ultimately worse.
  4. Hunter Biden is a civilian, he isn't an elected member of any government or party. What he does, or has done in his private life, is largely irrelevant. He could be guilty of torturing small puppies, axe murders, and cheating on his taxes. If he is, them charge him. But otherwise he is not part of the government. The only relevant crime, if it is ever proven, would be selling favor or influence with his father. Last time I looked, trumps kids have been openly selling access to trump from day one.
  5. The crime isn't having the documents, the crime (in trumps case) is lying about having them, and not returning them when requested.
  6. Jomtien immigration probably wont give you a resident certificate for an address outside their area. You will need to officially move to the area, TM30, 90 day reports etc. You need to (officially) move at some point if you want to use Jomtien immigration for your next extension.

  8. OP, you need to be aware, you cant just "do the rounds" of most condo buildings. The office in a condo block is there to look after the condo block, they are not there to serve the general public doing rentals. While some do do rentals on the side, and some have regular little property agencies going on, Their actual roll is to look after the block on behalf of the owners, they are actually forbidden from doing sales/rentals (or any other business') in the condo legislation. A lot of owners in condo blocks get very annoyed when they see their condo maintenance fees being used so the office can show condos and do contracts etc, all while the block is not being serviced and maintained as it should be. You will find a lot of condo blocks, you wont even get past the front gate, as you basically have no business with the condo office, and they have no business with you.

  10. Immigration are part of the process, an agent gets (pays) immigration to approve a visa, that otherwise doesn't meet the requirements. Its still a legal visa/extension.
  11. That sounds like the guys that clean my condo pool, they spend more time taking photos of themselves cleaning the pool, than actually cleaning.
  12. Doing a TM30 report should, in theory, cover your change of address. You are the owner, reporting yourself as a foreigner in residence. You should be able to sign up for the online TM30 reporting and do it all without a visit to immigration.
  13. The full body photo is to get around the need to visit immigration to get your photo taken, immigration zooms in and takes a photo of the photo, looks like you visited immigration.. All the agents used to do it, not so much nowadays.

  15. You may consider using an agent to help open an account, costs 3-5k. Otherwise its a case of going bank to bank, branch to branch until one says yes. Try and get a resident certificate from immigration first. Go to the main branch for the bank, not the small shopping mall branches, go to the branch close to immigration, take a Thai account holder with you as a reference. Your location may help for a recommendation.

  17. It would come down to what the fine is for, The manager has some broad powers to levee fines for some broad issues, that are all written into the Condo act. There are the condo bylaws, like no dogs etc, but there are also broader legislation and fines within the Condominium act. There doesn't need to be a "rule that allows them to impose fines", that authority already exists in the Condominium Act. There doesn't need to be a specific condo bylaw/rule that covers (for example) enclosing a balcony, because that is covered under broader (changes to common property) laws in the Condominium Act.

  19. I find its a combination, bread from one, coffee from another, certain items can be a 20-30% price difference from one to the other, especially at foodmart. I do find, the same as others, often things that are regularly stocked just disappear off the shelfs, never to be seen again.

  23. Phuket is definitely more expensive, and its across the board, if a coke is 20 baht in 7/11 in Pattaya, it will be 22 baht in Phuket. "Better" is very personal and subjective, better for hookers, better for transport, better for swimming, better for pricing. Both places can have a multitude of lifestyles, choices etc. You can live above a bar, in quiet suburbia, beachside, semi rural, and still have access to infrastructure/services. Both places have the red light areas, but its easy to live a life in both places that doesn't involve the sexpat/sex tourism universe.
