  1. OP, the electrician wiring up the house should be able to run in any cables you want. At some point I imagine you will be discussing where you want power outlets, easy to add RJ45 outlets. Its a great opportunity to pre wire a comms/AV cupboard, shelf and a home network for data, CCTV, . At a bare minimum, get the electrician to install conduits with draw wires, anywhere you may need cables in the future. True will turn up and pull their lead in fibre through the preinstalled conduit.
  2. A usufruct does not stop an owner borrowing against a property, or selling a property. Its not spelt out in the Civil and Commercial Code, because its not the law. Usufruct is the right to use and benefit from a property, while the "ownership" of which belongs to another person. The owner of the property can still borrow against the property, mortgage the property, or sell the property. The usufruct allows the usufructuary ongoing access to the property, it does not control what the owner can and cannot do concerning, borrowing, mortgage etc.
  3. I didnt say otherwise, and that doesnt remotely answer my question, I was asking the op what document or law he has in place that stops an owner borrowing against a property.
  4. What document do you have that stops the owner borrowing against the property, or even selling the property ? As far as I know, those terms cant be set or stated stated in any lease ?
  5. OP, contracts (between husband and wife) like userfructs etc become null and void in the event of a divorce.
  6. Why not direct your questions to the agents listing these properties, they should be able to answer most of your questions. You usually cannot change any external windows, doors, or add awnings on any condos. Air conditioning pipes can usually be chased into walls. Most blocks have rules in place that doesn't allow work on weekends/nights.
  7. You wont find many (if any) condo buildings with sprinklers in Thailand. I come from Australia, and its not that common there either.
  8. A stand alone house can just as easily be rented to a noisy tourist. In the gated community there is someone to deal with noise problems immediately, and levee fines etc. Try and get police to respond to a noise complaint for a stand alone house.
  9. Why not just live somewhere where, for a very small fee, there is already a guy to keep an eye on your house, and surrounding area.

I would go for the gated community every time, dedicated security at the front gate, usually some shared infrastructure (and cost of), pool, gym, park etc. You can still have gardens, pets, music etc, the same as any stand alone house. Most of the rules in a gated community work in your favor, no soi dogs (clean up after walking your own dog), noisy neighbors get shut down by security, kids can walk the streets and play safely outside. In Thailand the fees are usually very low, security, gardeners, pool cleaners, maintenance man. all for 500 baht a month.
  11. Is there ongoing rent to pay every month ? If the initial 9 million has already paid the rent, why do you need to do anything. Have you had a realization that your 9 million is gone ?
  12. I think you will find a lot of properties are already not with agents, and informally advertised via facebook and similar. As for using agents, many expats are used to buying/selling/renting through agents back home, and will keep doing what they have always done. Others are not in a position to sell/manage their properties, working, out of the country etc. If an agent gets a property sold or rented, that otherwise wouldn't be, then the expense is justified. Personally, I think its great, i have bought, sold, rented out several properties here, with minimal, if any, dealings with agents.
  13. OP, you can buy usb docking stations that do cloning, literally put both drives in the dock and press a button, no software or computer required. A recent observation, I always see lots of clips on TV, social media etc. usually something like people sleeping in their bed, a snake, a centipede, a ghost etc. The things I dont get, these people are obviously not well off, sleeping the whole family on the floor, in a dumpy room etc. WHY do they have cctv (when the kids probably dont have shoes), and why do they have it in their bedroom, recording themselves sleeping.
  16. I think you will find those statements usually say no prostitution, and given that prostitution is something that happens back in a hotel room, technically the are correct. The whole reason the barfine system exists is so the establishment is once removed from the actual prostitution transaction.

Although the headlines would have you believe otherwise, The McDonalds case wasn't actually a frivolous lawsuit, at the time McDonalds actually had a documented policy of serving their takeaway coffee at close to boiling point (so it traveled better and would still be hot when you got it home). spilling normal hot coffee (60 degress Celsius) would be a frivolous lawsuit, The McDonalds case was spilling coffee where the coffee was purposely sold at 100 degrees Celsius, knowing it would burn in the event of an accident, and not warning accordingly.
  18. The same as any other country in the world, all Thai vehicles have a compulsory 3rd party person insurance, its called por lor bor insurance and its part of the annual tax/registration. Its not a huge coverage, but it is cover, 30k baht per accident. Enough to cover a trip to emergency room, a couple of night in hospital, set a broken bone etc. People who post, with great authority, that there isnt any coverage, should stop posting misinformation. Otherwise. a thai taxi is legal licensed transport, driven by a legal driver etc. so travel insurance should cover unless there is a specific clause stating only car taxis are covered.

  20. OP, maybe explain what you mean by impulse/toggle switches ? Are you possibly talking about a switch at either entrance to the bathroom, if so that is a function of wiring, not switches. Its pretty common to have switches and power outlets in bathrooms, just not near the actual shower/bath
  21. Have you looked into your average data usage ? I think you may be underestimating, I use 20GB a day some days, 10 on an average day. Stream one 1080 movie a day and thats 3-4 gig, thats half your 70 GB data gone in one week. You maybe dont notice at the moment, being on unlimited data. but I think you would burn through 70 G pretty quickly.
  22. I would keep the VDSL, it will be cheaper, faster, (it would be 50 mbps), no reception problems. Like I said above, when you read the fine print, many of the 5G packages are capped at similar speed to your current 4G, and just cost more (full speed is stupid prices). If your 4G reception isn't great, 5G wont be any better as it would probably be on the same tower, and it has less range.
  23. It comes down to the package you take up, yes there is 5G "BUT" they sell 5G packages that are speed restricted, or data restricted, or both. Read the fine print, unlimited means unlimited data, not always unlimited/full speed. Depending on your usage, you would probably be better off with a cheaper 4G package with unlimited data and a decent speed. People have the mindset that it has to be 5G, because 5G is better. its not better if the speed is comparable to existing 4G. Many of the telcos 5G packages are just a higher price (because its 5G) with 4G speeds. If you are looking at a router/hotspot, and multiple devices will be using the same internet, anything less than 20mbps soon becomes unworkable.
