  1. As others have said, Its "asking prices", not what properties sell/have sold for. Thailand suffers from a lack of sales data, its simply not available, properties can change hands and its only the buyer/seller know the amount, and its not published. This leads to people just plucking figures out of thin air, that have never, and will never be achieved. A sellers sees the stupid price, then puts the same stupid price on their property..
  2. The new system wont be making a match with old info you entered before, it will be matching the details you entered when you signed up for the new system.
  3. Depends on usage, for most things probably not much difference. You can run android apps, teams chat, better performance/multitasking. Mostly a different look/feel (closer to the apple world).
  4. A lot of traps in Thailand are bell traps, there is no S/P trap under the floor. Bell traps can dry out, and often people remove the bell when cleaning etc.
  5. Whatever measures Thailand has taken to manage covid, it appears to have worked. UK population 67 million Thailand population 67 million
  6. You have activated "show hidden formatting" key.
  7. Tukcom doesn't sell stuff, They are shopping malls that house individual shops, mostly IT, phones etc. Like Central shopping malls
  8. Where do you think the HP branded parts come from ?? They come from the same Chinese factory that makes the replacement parts. Your whole laptop is made of parts made in Chinese factories. HP will put one in a HP box and sell it to you for extra, but its basically the same product from the same factory.
  9. OP, I changed from retire OA to marriage a couple of years ago. At the time I had to argue with immigration about no longer requiring the OA insurance. (i had to show them the ruling) If your immi office hasnt processed many change from OA to marriage extensions, they may initially insist you need to have OA insurance. The insurance isn't required , you may need to insist, show the relevant ruling etc.
  10. There is no limit as to transfers from overseas (or Thailand) into Thai accounts. There are often individual online banking (sending) limits set by banks, but those limits can be changed within the banking apps.
  11. OP, You mention owning 49% of the house, you cant own 49% of the house. You can set up a Thai company that owns the house and you own 49% of that company etc. That involves seeing a lawyer, company setup, share holders, company bank accounts etc. A whole lot more involved than which bank account does the money go to. If, on the otherhand, you are just buying a house 100% in your partners name etc, it doesn't matter what account the money comes to/from. The only time the bank account would be relevant would be if you are buying a foreign title condominium, 100% in your name, then money needs to go to/from your Thai acct
  12. I was 12 years old and hadn't even started high school yet, When deliverance came out, and I'm 61. Its only a small amount of aseannow readers, (over 70, Vietnam vets etc), that the question has any relevance. "Where were you" etc is an interesting question to pose, maybe without the presumption that we all lived in asia 50 years ago.
  13. Unless you showed them a passport and they noted all the details, they dont know who you are.
  14. Motor Vehicle Act, : Section 42-2 “In case there’s a treaty between the Thai government and a foreign government regarding mutual acceptance of driver’s license, an alien may drive a motor vehicle with a driver’s license issued by such a foreign government,
  15. OP, a couple of questions. Did you present a valid license from home country, that covers riding a bike. Did they keep your license pending paying the fine ? IDP is not a license, its a translation of your license that accompanies your license, and technically not required in Thailand if your license is in English etc. An IDP can help the police understand you have a valid license etc, but presenting an expired one is not a great idea. If they didnt hang on to your license, ignore it.
  16. I would respond with my thoughts on the topic, but way to busy reading "a bargirl stole my kidney" threads. Like everything nowadays, there is nobody filtering the media we consume. You can read the puppies adopted a kitten stories, or the Thai people hate us threads. We tend to consume the stories that reenforce our world view.
  17. Alternatively, I'm noticing some prices going down, the giant all you can eat BBQ buffet round the corner just reopened, before covid it was 300 baht per head and now its 200 baht per head. A local Thai place doing 20 baht Khao Kapow etc. Some fruit and veg are back below pre covid prices. Except for limes, that are getting up near 8-10 baht each
  18. You can change from retire extension to marriage extension, inside Thailand no problem. I did 4 years on retire then switched to marriage
  19. I dont know what news you watch but its a big story on the Thai channels I watch

  21. Hmmm, two things this week that make me question if its been staged, the academy award thing now this. Its absolutely conceivable that this is staged to get views and subs for the youtube channel.
  22. The taxes are below, but many variables, if property was rented out, how long property has been owned etc. There is no real step by step process other than both parties go to the land office together, money, fees, taxes changes hand and property is transferred. Transfer Fee 2% over the appraised value of the property Business Tax 3.3% over the registered (sale) value or appraised value (whichever is higher) Stamp Duty 0.5% over the registered value Withholding tax; if the seller is a company withholding tax is fixed at 1% over the registered sale value or appraised value (whichever is higher) if the seller is a private person withholding tax is calculated at a progressive rate based on the appraised value of the property Specific Business Tax : the seller's duty Stamp duty : the seller's duty Transfer fees : the buyer's duty or shared Withholding tax : always the seller's duty https://www.samuiforsale.com/knowledge/real-property-transfer-taxes-and-fees.html
  23. Chimpanzees fighting over a mate is Darwinism, survival of the fittest etc, its not jealousy. The strongest, healthiest male gets to mate with the strongest, heathiest female, they have healthy strong babies. As for Uriah Heap, they were great, very much part of the 70s music journey, progression, influence. Just the other day I was in a bar and "free me" came on, instant flashback to a time, place, memories etc.
  24. There is really no need for a lawyer, everything is checked and done at the land office. If the seller isn't the owner , a mortgage etc, the land office wont transfer the title. As above, buyer takes an FET showing funds from overseas, and usually a cashiers check for payment, some cash for transfer fees. Seller takes Chanote, letter from condo block showing foreign quota, some cash for transfer fees.
  25. I dont think there is any grand fire sale happening, to the extent there are bargain condo blocks. You may be right and some Russians are selling up to take advantage of a lower ruble, but alternatively, they may currently have more incentive to hang on to assets outside Russia. Even if they want to sell up, how would they get their money back into Russia with sanctions and banking system shutdown etc. It would certainly only be the ones currently in Thailand, that could even consider selling, and they probably need a place to stay not being able to get back home.
