  1. I do marriage extension every year, its not the huge drama people make it out to be. A couple of extra documents and maybe a quick home visit, but its less money (for less time) in the bank, no insurance requirements, can work etc. This years extension, due to covid, I was in and out of the immigration office in 15 minutes, later that same day a 15 minute home visit to the condo office, a couple of photos and the office staff (witness) ID etc, done for another year. Its like anything, the extra checks exist because the system has been abused in the past.
  2. Blue book has nothing to do with property ownership, it simply lists the Thais that live in the property, owner or renter. A Chanote is the property title deeds for ownership. If a Thai moves into a property, the owner takes their chanote to the local ampher, proves ownership, then adds the Thai person to the blue book. This is exactly what I just did last week, my wife sold her house where she was listed in the blue book and (officially) moved into my condo. For 5 years prior the blue book was blank, I was listed in the yellow book
  3. Any Thais that live in the property would be listed in the blue book, any foreigners that live in a property (in theory) are listed in the properties yellow book.

  7. How can you short bitcoin ? There is no CFD or futures market for bitcoin. Short selling involves a contract for a future value, who is writing the contract
  8. I think any price would come down to what these storage rooms actually are, in a legal sense. Do they have there own chanote etc ?? Are they registered properties at the land office. Do the owners pay per sqm condo fees, can I buy one and start parking a car, using the pool and the gym etc It may be some sort of leasehold, from the condo block. Otherwise, I dont think there would be any rule of thumb for the price, just simple supply and demand.

  12. That's nothing to do with location, the 0.01% transfer is a recent national announcement to stimulate economy etc, applies all across Thailand for a limited period.
  13. This really is a "how long is a piece of string" question. Try and do some research for the area, actual sales for similar properties etc and start from there. In the absence of actual sales date, asking prices mean nothing, they can literally be 2-3 times what the property is worth, and just based on the stupid price the neighbor is asking.
  14. Its done on whichever is the highest, land office appraised price or sale price. Nowadays its not uncommon for the appraised price to be higher than even the made-up sales price.
  15. Yes, it wasn't that much, I was using round figures to make the point. I think I did a quick calc on the day and it was something like 70-80k, the main tax being the withholding tax as the property had been owned for 9 years (for some unknown reason it gets bigger over time)
  16. I agree. You would think it would be the opposite at the moment. Buyer pays all fees etc They do it so the list price can be very low. Went to look at an 800k condo, which in reality, after paying sellers tax came to over 1 mill

  18. I have been looking around for pandemic bargain condo. And starting to see a disturbing trend where, instead of the usual 50/50 split on the 2% transfer fee, Agents (usually russian) are pushing a 50/50 split on all the sellers tax obligations. And trying to make out its the normal process. The taxes are usually Specific Business Tax 3.3% : the seller's duty Stamp duty .5% : the seller's duty Transfer fees 2% : the buyer's duty or shared Withholding tax (income tax at nominal rate) : always the seller's duty This can mean the difference between half of 20k, to half of 200k. Is anyone else noticing this.

  20. 100s of people use agents everyday, one of the main reasons they use them is so they "don't" have to go to immigration. You drop your passport to the agent, next day pick it up from the agent. I have 3-4 friends who have lived here for years and use agents, to this day they have no idea where the immigration office is.
  21. Where are you getting your statistics from ? (I see it on the TV therefore it must be high). Are there published statistics that show the murder/domestic violence rate is higher in Thailand. Its similar to suicide rates, the Thai suicide rate (including expats) is no higher than the west, its just reported more here.
  22. Yes, that's my observations as well, "jealous man kills ex GF/wife" isn't a strictly Thai thing. It happens all over the world. But for some reason the commentary here is "Thai men are immature, child like etc" Are murder suicides in other countries only committed by mature, stable, grown-ups..
  23. As Crossy says, all of the disadvantages and none of the advantages, not portable, cant be upgraded. Maybe start with why he wants an all in one and work backwards from there, point out that this laptop or this PC does the same etc
  24. If you are having problem using a credit card, maybe talk to the card issuer. Not sure that posting the problem on social media solves anything, except maybe pushing a conspiracy theory that foreigners are being discriminated against. Cards have limits, cards have overseas limits, cards have blocks for outside of normal spending patterns, all normal security measures. If your usual spending is groceries and gym membership in home country, then all of a sudden the next purchase is a sixpack of beer in 7/11 in a remote Thai village, that will probably bounce. Also, CC company's dont like purchases in 3rd countries, eg: card is issued in country A, being used in country B, to buy goods from a merchant in country C. Its a red flag.
  25. I agree, for a specific installation like a basement etc, but if you start considering pumps etc for a normal installation, maybe its time to reconsider the location/type of the unit. Or spend a couple of dollar getting pipes chased into walls/floor etc. Whenever I have seen those pumps in use, its because someone was trying to do a job on the cheap, or an installer couldn't solder etc.
