  1. As others have said, come here and stay , see if you like it. With that in mind it would make no sense to commit to an elite visa, its a big outlay and not refundable. You can come here on a retire visa for not much outlay, cancel anytime etc. The type of visa has noting to do with importing your personal property. The same rules apply for any visa. You cant import vehicles. The actual visa you choose has no impact on day to day life, there is no side by side comparison.
  2. I think you will find there is a tax treaty between Australia and Thailand, so you only ever pay tax in one country. There is no tax transferring savings to thailand, any money transferred to thailand is savings, unless you say otherwise.
  3. LINE is an app, so long as you can remember your user ID and password, it can be set up on any device. An SMS is a message sent from a cellular phone to another cellular phone, nothing to do with the LINE app. It appears you are confusing the two. If you want to receive LINE messages on a new device, setup LINE on the new device. If you want to receive SMS messages to your DTAC number, on a new device, That would involve putting your DTAC Sim card in the new device (connect via roaming). LINE doesn't have any links to facebook.

  5. OP, its not so much about working remotely etc, its about "what visa will you stay on" ????? If you are under 50, not married to a Thai etc, there are no (legal or cheap) long stay options. if you are legit, and keep a low profile, nobody will know or care if you are working remotely .
  6. OP, it wil come down to your local immigration office. Some offices will give out a Res Cert if you have a pulse, others may want to see a TM30 or long stay visa. If you are on a long stay extension, doing 90 day reports etc, its probably just a matter of turning up and getting a Res Cert. Most immigration offices that enforce a TM30, also want it for visa extensions, 90 day reports etc. If a TM30 is required, its usually a matter of getting the landlord to do it, or doing it yourself as the possessor of the property. There are lots of TM30 threads, and different requirements, to do one, from office to office. Foreigners cannot be registered in blue books, only Thais can.

  8. Of course there would be an issue, you cant sell something you dont own. The seller signs a document authorising transfer to you, not transfer to anyone 5 years later. You are the new owner when your name is in the greenbook, not just possession of the green book. He cant sell it to a thai, or anyone else if his name isnt in the green book as the owner.
  9. It will come down to your local immigration office and local DLT. As mentioned people do do it, but depending on local offices, you may not get a Res cert on a tourist visa, and local DLT may not do license or vehicle transfer with a tourist visa. The main expat locations probably ok, but may be different at an out of the way IO, DLT.
  10. Wife was working as a waitress in a restaurant when the bars got shut (restaurants could still sell alcohol), it was a nightmare and she ended up quitting because of it. A group of 10 guys were coming in at 10am, buy a plate of chips, then stay drinking all day.

  12. I dont get why people keep mentioning the building at Bali Hai, and its effect on tourism. No time, in the history of the known universe, has a tourist not come to pattaya because of a half built building.
  13. Its not carved in stone, and often negotiated as part of the sale. seller may agree on a cheap price but insist buyer pays the tax.
  14. Any commission paid is between the agent and the seller, nothing to do with the buyer
  15. Its usually a cashiers check or bank transfer etc, done at the land office "as" your name gets put on the chanote. There isn't usually any huge amounts of money being handed over, outside of the land office transaction. If the sale doesn't go through, you dont hand over any money. You can literally take a suitcase full of money to the land office, when your name is put on the chanote, you hand over the suitcase.
  16. At some point in time, the population consumed cave paintings, as that was the only form of media available. Then came clay tablets, scrolls, printing press, digital etc. evolution of media. The content is still available its just in a different media nowadays I used to read a couple of books a week, nowadays I still consume the content but its usually in the form of an audio book, someone reads it to me.
  17. OP, can you quote or link to the article ? Three years on a retire extension does not qualify you for Permanent Residency. Three years continuous stay (on other visa) and three years minimum income and paying tax are some of the PR requirements. You cannot work on a retire visa/extension, so you cannot show the required income/tax. I you do get PR, then you dont need to do annual visa/extensions.
  18. Not sure what planet you live on where you think you can demand a property owner not bequeath a property or include it as a lease condition. The owner can sell the property, bequeath the property, even give away the property, its not something you as a tenant get to decide or control. If you have a legal lease in place, and the property changes ownership, the lease will stay with the property and any new owner would be bound by the lease.

  20. A quick google search "thailand company setup cost" you will find several companies advertising their services and fees.
  21. Maybe someone needs to explain to these guys how the internet works. I can find, pay, use, subscribe to goods and services on servers and platforms all over the world. Its got stuff all to do with Thailand, and good luck taxing it.
  22. You may not see a doctor but they are still checking your history and signing off etc. Under 1,000 baht for 6 months supply of prescription medicine doesn't appear to be excessive. How much would a new prescription and supply cost back home (without gov healthcare)
  23. With bars being closed, its very hard to get the expert figures on anything in Thailand. Its unfortunate but we have to rely on police reports etc, rather than a guy at a bar.
  24. OP, rents have dropped dramatically, buying price not so much. There isn't a broad fire sale going on. Some people who are now unemployed and cant service the mortgage, people who have lost their rental income etc , may be selling up. Otherwise, most people who own outright have no reason to dump a property. Developers probably just mothball properties rather than sell them cheap. Unless you can identify a property that is greatly reduced from pre-covid sales (not asking) price, it may not be any sort of bargain. As others have said, for most, a mortgage is not an option. You may find a bargain, but you probably wont find a tenant or any decent rental return for a long long time. Dont be fooled by reductions in "asking prices". A 20% reduction on an asking price that was never going to be realised, is smoke and mirrors.
