What documents is the juristic condo person required from the owners.

Of course it's their business. They are there to protect the co-owners interests from rogue landlords. -

Why don't you want to give her these documents, unless you are breaking the law and renting for under 30 days. It is good she is trying to protect other co-owners/tenants. -
Those tour buses are a real PITA, they cause many of the traffic problems around Pattaya. As for baht buses i never have a problem. Apart of Christmas/New Year i don't think i ever wait more than 5 minutes. One of the best things about Pattaya, quick, cheap transport anywhere in the (main part of) town.

I bet there is no one at the southern end of Jomtien beach, where they extended the beach. Not a single tree for shade and a roasting hot 60 yard walk to the sea.

Swiss Expat Critically Injured in Scooter-Car Crash in Pattaya

I would disagree. I would consider the dual carriageway to be the "main road" and thus have right of way. Anyone entering from the minor road over the railway line should give way. In any event i always proceed with great caution at that intersection and would never cross unless the way was clear. -

Yes, i can't imagine many "quality" tourists want to pay to get soaking wet and smeared in chalk. Did the 4/5 star hotels have any bookings? -

I have tried most brands of electric shaver and they all give a terrible shave, especially after a few months of use. Can't beat a wet shave.

For bars and restaurants i would tip around 10% upto a max of 100 baht and for small bills under 60 baht nothing. Assuming the service is OK of course any problems they get nothing. If they don't bring me the change it's nothing. 20 baht tip for the hairdresser.
